Public consultation launched on proposed 30-unit apartment development in Limerick

A PUBLIC consultation is underway on proposals for a new apartment development at 48–50 Mary Street in Limerick city, with submissions invited from members of the public over the coming weeks.

Limerick City and County Council has issued a public notice outlining plans for a three-to five-storey development comprising 30 apartment units, including studio, one, two and three-bedroom homes.

The proposal consists of two blocks addressing both Mary Street and Sráid Séamus Ó’Cinneide, with access via a central stair and lift core.

Associated site works include the removal of existing fencing, new landscaping, upgraded footpaths, public lighting and wider public realm improvements along both street frontages.

A secure communal open space is proposed for residents, along with bicycle parking for residents and visitors. Two car parking spaces linked to pigeon club use are also included. The site is a protected structure, and the proposed development includes archaeological excavation works relating to existing in-situ walls.

The council has confirmed that screening assessments have determined the project is unlikely to have significant environmental effects and that neither a full Environmental Impact Assessment nor an Appropriate Assessment is required.

Plans are on public display at the council’s Merchants Quay and Dooradoyle offices. Submissions or observations must be made to Limerick City and County Council by February 5, 2026, before a final decision is taken.

Following the consultation, a report will be prepared for elected councillors before the planning authority reaches a determination.
