A glass beach house in Malibu, California, designed by architect Pierre Koenig has come to market asking $14.9 million. 

The four-bedroom home on Point Lechuza Drive features three floors of glass walls overlooking a south-facing cove and miles of Pacific coastline. “You get all the views the moment you walk in,” said Cody Garcia with the Agency, who listed the home this week with colleague Sandro Dazzan.

Built in 2011, long after Koenig’s death, the minimalist glass-and-steel home is the coda of the architect’s decades-long career—which includes such highlights as the iconic Stahl House and dramatic Bailey House, both part of the midcentury Case Study House program. Its sleek grid-like design is a callback to the 20th century International Style he was known for.

Koenig designed the home in 2002 for Michael LaFetra, an architectural preservationist and film producer who had met the architect while restoring the Bailey House, also known as Case Study House #21, according to LaFetra’s website. Koenig died in 2004.

The rectangular home spans 3,463 square feet on a lot that’s just about double that size. Many of the glass walls are sliding doors that open to a wide deck, and a retractable staircase offers private access to the beach below, which can then be pulled up for privacy.

Its less noticeable elements are a fire-proof concrete basement that operates as the command center for the home, a subterranean garage with a car lift and a self-sufficient energy system.

The seller is Jeffrey Fish, a real estate developer and the owner of the rooftop Perch restaurant in downtown L.A. and the building it occupies. Fish bought the Koenig house in 2018 for $8.75 million, according to property records. He could not immediately be reached for comment.

Fish is an avid surfer and noticed the house when he used to surf at the nearby Point Dume, Garcia said. “There’s a big surf break right outside the property,” he added. 

Fish added some of his own upgrades to the home, including a smart-home system and electric shades for all the glass, according to Garcia. Fish is offering a $20,000 gift card to Perch to anyone who finds a buyer, Garcia said.

Koenig’s Stahl House is on the market for the first time since it was built for the Stahl family in 1959 asking $25 million. It is a similarly minimalist glass home that is breathtakingly positioned to capture the surrounding view, which given its location in the canyons is an almost 360-degree view of Los Angeles, from the ocean to the mountains. It was considered an “unbuildable” lot at the time, and Koenig was the only architect willing to take the commission from the Stahls. Now, it’s considered one of the most influential symbols of Los Angeles modernism.
