O’Malley Construction Company, under planning agents MKO, have submitted a request to extend permission for 238 homes on Ballymoneen Road, in the west of Galway city, by five years.
Permission on the original application, submitted in 2019, will expire on October 13, 2026.
The planning application, submitted to An Coimisiún Pleanála, includes 90 four-bedroom houses, 23 three-bedroom houses, 12 apartment units comprising a mix of two- and three-bedroom layouts, 20 one-bedroom apartments, 84 two-bedroom apartments, and nine three-bedroom apartments.
In addition, the site will include a community facility, private and communal open spaces, car and bicycle parking, landscaping, and all associated works.

One car parking space will be allocated to each apartment or home except for the three and four-bedroom houses which will receive two spots, totalling 414 car parks spaces.
Within the estate will be a creche with provision for 69 children.
Two retail spaces are included in the plans as well. Conditions state the stores cannot be used of takeaway or the sale of hot food without further planning permissions.
However, two public submissions were made relating to inadequate cycle parking provision being within 600m of major cycle path on Western Distributor Road, as well as poor alternate commuter infrastructure like walking and cycle paths.
Another submission, made by neighbouring resident of Ard Na Gaoithe, did not object to the principle of the development but had concerns over proximity to homes in the existing estate including overlook between apartments.
The N6 Galway City Ring Road (GCRR) boundary sits by the northern point of the site but consultation between Galway City Council and the developer deemed the proposal “satisfactory” with the GCRR scheme.

The project was approved with 32 conditions which included an expiry date of the permission after seven years.
Design works commenced in 2021 and Blocks A, B, C, and the retail units have been completed with the Building Control Management System (BCMS) plan in place.
The extension time is to finish the remain D, E, and F block apartments and the creche/community centre.
The expected completion date of the estate is June 2029 according to the EOD application.
