Applications for a highly sought-after housing scheme featuring family homes under €300k in Cork will open again next month.
Phase 3 of the Affordable Housing Scheme at Glenbride will open for applications in the coming weeks. Huge demand is expected for the 24 houses, which will be available for affordable purchase at up to 24% below open market value.

The 24 homes becoming available are:
4 two-Bedroom Mid-Terrace homes at €270,500 (open market valued at €355,000)6 three-bedroom End-Of-Terrace properties at €299,000 (open market valued at €380,000)13 three-bedroom Semi-Detached properties at €317,000 (open market values at €392,000)1 three-bedroom Corner Semi-Detached property at €322,500 (open market valued at €397,500)
The application portal for the 24 houses in Phase 3 will go live at midday on Wednesday, June 3rd and will close at midnight on Wednesday, June 24th. See here.

The housing scheme has been developed by Cork City Council with Murnane & O’Shea Developments Ltd and includes a selection of two and three-bedroom homes at a new development on the Old Mallow Road. The first two phases of the 86-home development saw huge demand as first-time buyers scrambled to get on the property ladder during an ongoing housing crisis.
According to the latest Daft property report, a semi-detached 3-bed home in Cork city is listed at an average price of €425,000. A terraced three-bed is slightly lower, at an average listing cost of €363,000. That’s just listing prices, as final sale prices are increasingly much higher. As prices continue to soar, it’s becoming increasingly difficult for buyers to afford a property.
The Council recently handed over the keys to its 350th Affordable property, a home at Glenbride. The City Council has now delivered 449 new homes in 10 Local Authority Affordable Purchase Scheme (LAAPS) developments, including at Glenmore Heights, Lehenaghmore in Togher, Danesfort in Whites Cross, Newton Heights in Mayfield, Seaberry in Grange, and Heathfield in Ballincollig.
The Genbride homes are being made available for sale through the council’s Affordable Housing scheme, which is open to first-time buyers or fresh-start applicants, based on household income limits. The scheme aims to help “people on moderate incomes to buy new homes at reduced prices” by helping buyers “bridge the gap between what you can afford to pay currently and the price of your new home.”
Eligible applicants must purchase as much of their new home as possible, subject to the minimum price for each house (as shown above). Cork City Council will take a percentage equity share in your home equal to the difference between the open market value of the home and the reduced price you pay. For example, if a successful applicant purchases 85% of their home, Cork City Council will take a 15% equity interest in the property.
Other Affordable Purchase homes to come in 2026 and 2027 include a 155-unit housing scheme in Lehenaghmore, where 88 homes will be sold at under market value.
