Plans unveiled for new business park on the outskirts of Limerick

PLANS have been unveiled for a brand new business park on the edge of Limerick.

City Business Park, which is located at the Dock Road just outside the city centre, will provide 200,000 square feet of space.

The scheme is a speculative industrial development, meaning the warehouses are being built before any businesses have agreed to move in.

It’s believed to be the first development of this kind in the city in almost 20 years.

Developed by Cooper Developments, which itself is based in Dock Road, City Business Park will provide logistics and warehousing facilities.

All units are being developed on a ‘to let’ basis, with the developer citing sustained occupier demand for modern, flexible logistics space in the region.

The buildings will be between 12 and 14 metres tall.

They will have areas outside for deliveries and loading, floors for heavy goods and machinery, raised loading bays for lorries, and ground-level entrances.

The developer says it makes the scheme suitable for a wide range of logistics, distribution and light industrial occupiers.

Each building will have a BER A3 energy rating.

This will make it very energy efficient and cheap to run.

They are designed to secure LEED accreditation, which is a way of showing that a building is designed to be environmentally friendly and energy efficient.

Other features include energy-efficient building services, electric vehicle charging infrastructure, low-energy lighting, daylight roof panels and provision for rooftop solar panels, which will generate electricity from sunlight.

According to the website of the development, two of the smaller units within City Business Park have been leased already.

Managing director of Cooper Developments John Keane said: “We are very excited to be delivering City Business Park, with site clearance works now underway.”

“This development represents a significant and continued investment by Cooper Developments in Limerick, and we are focused on delivering a best-in-class logistics scheme.”

He said the first unit is scheduled for delivery just over half way through next year.
