Major housing boost for East Cork as plans for over 450 new homes approved

Plans for a massive housing development in East Cork have been given the green light by Cork County Council. The new development will bring 452 new homes to a site within walking distance of Midleton town centre, with great road connections for Cork commuters.

The plans submitted by developer Sean Walsh comprise a mix of house sizes, ranging from detached four-bed homes to studio apartments.

Of the 452 homes, just under half – 219 – will be two-storey family homes. This includes 17 detached units and 120 semi-detached homes that will be made up of three and four-bed units.

The remaining 233 units will be split between apartments and duplexes. A total of 99 duplex and ‘own door’ apartments are planned for the site, comprising 42 three-bed units, 15 two-bed units, and 43 one-bed units.

These units will be spread across 20 three-storey blocks. The remaining 134 apartments will be split across four blocks, ranging in height from three to five storeys.

Plans for the site include the construction of a new single-storey creche with a capacity of up to 80 children, expected to meet the additional childcare demand generated by the development.

Planning permission has also been granted for two communal rooms for residents to use, outdoor amenity areas, including a new park, the provision of extra car and bike parking and all other associated site works. Planning was granted subject to 43 conditions covering noise levels, waste management and ecological protection.

Two submissions were made in respect of the project: one from an adjoining landowner requesting layout changes to allow for future development, and a second, which was declared invalid by the council.

This decision follows another major housing development being greenlit on the west of Cork city, with the council approving plans for more than 550 new homes in Ballincollig.

It follows the outcome of an appeal to An Comisiún Pleanála by local residents opposing the development, with the planning authority ultimately upholding Cork City Council’s original decision.
