Planning is sought for 123 new homes in Killarney, which would provide one of Kerry’s first affordable housing schemes.
Wrightwood Developments Ltd has applied for planning to build the housing units at Ardshanavooley.
The company previously applied for planning for 124 units on the same site, but withdrew that application.
The site of around 2.2-hectares is to the north east of Killarney town centre, surrounded by the Burr Ridge residential development to the south, and Deerpark Pitch and Putt Club to the north.
The development on that site will include a mix of apartments, maisonettes, and terraced houses, while it will also include 139 car parking spaces and 272 bicycle spaces.
Wrightwood Developments Ltd previously applied for planning for 124 units on the same site, but the company withdrew that application and has now lodged a fresh planning application.
The company has said it’s made minor amendments to some units, which will allow them to qualify for the affordable housing scheme.
The planning application says 20 townhouse units will be offered under the affordable housing scheme.
Under the affordable housing initiative, developers offer the council properties with planning under an advance purchase turnkey arrangement, and the council subsidises the cost of delivering the housing.
Properties sold under affordable housing schemes must be offered 15% cheaper than comparable new-builds.
Kerry County Council had invited expressions of interest from developers to provide affordable housing in Tralee and Killarney only, with the first homes expected to be delivered next year.
As well as affordable housing, the planning application for the Ardshanavooley development says the developer will also provide 25 units for social and affordable housing.
The planning application says all issues raised by the council in the previously withdrawn application have been fully addressed in the current one, and it will provide a high-quality new community in Killarney.
Kerry County Council is due to decide on the application by 24th September.
