Kilsaran, an Irish construction materials group with a precast facility in Oranmore, Co Galway, has been appointed principal precast and ready-mixed concrete supplier to John Paul Construction for Parkgate Pointe in Dublin, a contract that matters to building and architecture professionals because it shows off-site manufacturing carrying the structure of what will be Ireland’s tallest building. The contract covers nearly 100,000 sq m of precast flooring and walls.
Kilsaran will manufacture, supply and install about 42,000 sq m of hollowcore and Omnia plate flooring and about 55,000 sq m of twin-wall and solid-wall precast, with manufacturing due to begin in March 2027 and continue until June 2028.
The 30-storey, 102-metre tower is being delivered by the Land Development Agency and Castlethorn under the LDA’s Project Tosaigh initiative, with John Paul Construction as main contractor, and the LDA will own the 562 apartments on completion in late 2029, with construction due to start in the coming weeks.
Derek Duffy, managing director of Kilsaran Precast, said: “The scale, height and city-centre location of the development requires detailed planning and close coordination across manufacturing, logistics and installation.”
Arup and Reddy Architects took part in Kilsaran’s preconstruction design work, according to Irish Construction.
The structural driver is the move to off-site construction on high-rise housing, with Irish Construction reporting that Kilsaran will make the components at three plants, at Arthurstown and Brownstown in Co Kildare and Oranmore in Co Galway.
For the sector, the timing matters because manufacturing starts in March 2027 and runs for 15 months, so factory output runs alongside site progress through to the late 2029 completion.
The Department of Housing’s announcement describes the scheme as 562 homes beside Heuston Station, and a single supply contract of this size shows how much of the building can be prefabricated.
The broader implication for the sector is that main contractors are bringing precast suppliers into design early, a practice likely to shape how future tall residential schemes are procured in Dublin.
