{"id":165116,"date":"2025-11-29T00:13:09","date_gmt":"2025-11-29T00:13:09","guid":{"rendered":"https:\/\/www.newsbeep.com\/ie\/165116\/"},"modified":"2025-11-29T00:13:09","modified_gmt":"2025-11-29T00:13:09","slug":"how-kinsale-became-a-hotspot-for-the-super-rich-as-billionaires-reshape-the-south-coast","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/ie\/165116\/","title":{"rendered":"How Kinsale became a hotspot for the super-rich as billionaires reshape the south coast\u00a0"},"content":{"rendered":"<p>Once known as a quiet, seaside town rooted in small-scale marine trade, Kinsale has transformed in the last two decades from a local, lived-in community to a lifestyle location for the world\u2019s mega-rich.<\/p>\n<p>Both at home and abroad, and largely from across the Atlantic, the Cork town known for its colourful shop fronts, creative spirit and its Michelin-recognised food culture has established itself as a leading contender amongst the super-rich looking for a new pad.<\/p>\n<p class=\"\">Arriving in their droves, the influx of millionaires into the small town has been met with mixed responses. While a surge in spending power bodes well for local businesses, making Kinsale an outlier with its many thriving galleries and creative spaces, rising prices as a result of the 1%\u2019s growing demand have left many long-time residents priced out of living near their family home.<\/p>\n<p class=\"contextmenu caption\">&#8216;Haves and haves-yachts&#8217;<\/p>\n<p class=\"\">\u201cKinsale is the classic example of the haves and have-yachts,\u201d says one long-time resident, pointing to the stark contrast between the ultra-rich and the rest of the town.<\/p>\n<p class=\"\">\u201cWith so many members of the 1% coming in, regular people simply cannot afford to live here anymore.\u201d\u00a0<\/p>\n<p class=\"\">Kinsale is the most sought-after prime country homes location in Ireland, according to estate agent Savills. In 2024, the town accounted for more than \u20ac24m in sales spanning across 11 deals. Thanks to several high-end residential schemes and the aptly-named Millionaires Row, the average price for new-builds in Kinsale now exceeds \u20ac700,000.<\/p>\n<p class=\"\">One buyer contributing to Kinsale\u2019s number one spot on the expensive homes list is <a target=\"_blank\" rel=\"noopener noreferrer nofollow\" href=\"https:\/\/www.irishexaminer.com\/news\/munster\/arid-41496887.html\">US billionaire James Berwind<\/a>, an heir to the mining dynasty Berwind Corporation, a privately held company headquartered in Pennsylvania.<\/p>\n<p><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/ie\/wp-content\/uploads\/2025\/11\/4336550_36_articleinline_James_Berwind.jpg\" alt=\"James Berwind. Picture: Spring Point Partners<\/p>\n<p class=\"\">It is estimated that Berwin has embarked on <a target=\"_blank\" rel=\"noopener noreferrer nofollow\" href=\"https:\/\/www.irishexaminer.com\/property\/residential\/arid-41495537.html\">an extensive spending spree across Kinsale<\/a> in recent years, buying several properties which, combined, come in at around \u20ac16m.<\/p>\n<p class=\"\">In the summer of 2023, \u2018Sprayfield\u2019, a quaint Georgian waterfront bungalow near Kinsale\u2019s Sandycove, was purchased by Mr Berwind and his husband for \u20ac4.5m.<\/p>\n<p><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/ie\/wp-content\/uploads\/2025\/11\/3552631_26_articleinline_20_1_1_.jpg\" alt=\" Sprayfield Sandycove Kinsale Savills\" title=\" Sprayfield Sandycove Kinsale Savills\" class=\"card-img\"\/> Sprayfield Sandycove Kinsale Savills<\/p>\n<p class=\"\">The pair are also believed to be the buyers of the nearby \u2018Seaspray\u2019, an ultra-modern home in Scilly, Kinsale, which was purchased for \u20ac5.5m.<\/p>\n<p class=\"\">The billionaire has also been linked to the sale of \u2018Valley House\u2019 in Sandycove, which was bought for just under \u20ac5m at the end of last year, with even more acquisitions believed to be in the works.<\/p>\n<p class=\"\">\n<p>Seaspray, the contemporary home purchased by James Berwind and his husband Kevin Clarke in Scilly, Kinsale. Picture: Inhous.com<\/p>\n<p>            Construction is currently taking place at what was once <a target=\"_blank\" rel=\"noopener noreferrer nofollow\" href=\"https:\/\/www.irishexaminer.com\/property\/residential\/arid-41596681.html\">\u2018Sprayfield\u2019 house<\/a>, with the original long-standing home now completely demolished.<\/p>\n<p class=\"\">A recently approved planning bid lodged with Cork County Council gave the green light for extensive renovations at the waterfront site. The grounds, which have been earmarked as a site for a private sanctuary by the billionaire mining heir and \u2018animal rights activist\u2019, have also been granted permission to build a new house to replace the demolished one, as well as 12 mini turbines as part of the property\u2019s on-site renewable energy infrastructure.<\/p>\n<p class=\"\">The plans also include the removal of existing tennis courts, a gallery space, a gym, and leisure facilities, including a lap pool, as well as a new padel and tennis court on the roof.<\/p>\n<p><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/ie\/wp-content\/uploads\/2025\/11\/3646081_49_articleinline_berwind.jpg\" alt=\"James Berwind and his partner Kevin Clark. Photo: superyachtfan.com<\/p>\n<p class=\"contextmenu caption\">&#8216;Irreversible impact&#8217; on existing residents\u00a0<\/p>\n<p class=\"\">While the county council signed off on the plans, local residents seem less enthusiastic about their new neighbour&#8217;s ambitions. One of the many objections submitted against the plans called it an overdevelopment that would create a \u201cserious, irreversible impact on the visual lay of the landscape within the wider countryside.\u201d<\/p>\n<p class=\"\">Another objector said the rural character and tranquillity of the area would \u201cbe irreparably harmed, diminishing its appeal and the quality of life for existing residents.\u201d\u00a0<\/p>\n<p class=\"\">\u201cThere\u2019s definitely a bit of resentment being felt by long-time residents,\u201d one Kinsale local tells the Irish Examiner.<\/p>\n<p class=\"\">\u201cGiven Ireland is in the depths of a housing crisis, it can be hard to watch people fork out millions for a second or third home. That\u2019s a very hard thing to reconcile with.\u201d\u00a0<\/p>\n<p class=\"\">But Mr Berwind is not the only blow-in billionaire stoking problems for local residents, with some of whom, after many failed attempts to stall extensive and far-reaching renovations, feeling increasingly pushed out.<\/p>\n<p class=\"contextmenu caption\">Dyson helipad\u00a0<\/p>\n<p class=\"\">Currently, Ireland\u2019s planning commission is deliberating a case concerning <a target=\"_blank\" rel=\"noopener noreferrer nofollow\" href=\"https:\/\/www.irishexaminer.com\/property\/residential\/arid-41542114.html\">Ballynatray House in Waterford<\/a>, which was bought along with its surrounding grounds by inventor and vacuum cleaner magnate James Dyson for more than \u20ac30m last year.<\/p>\n<p><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/ie\/wp-content\/uploads\/2025\/11\/4878252_17_articleinline_2.74727840.jpg.jpg\" alt=\"James Dyson. Issue date: Friday December 1, 2023.<\/p>\n<p class=\"\">The British billionaire is currently awaiting a decision from An Coimisi\u00fan Plean\u00e1la to see whether or not he will be able to land at ease at his new crib, <a target=\"_blank\" rel=\"noopener noreferrer nofollow\" href=\"https:\/\/www.irishexaminer.com\/property\/developmentconstruction\/arid-41691192.html\">with the help of a helipad on the grounds of Ballynatray<\/a>. Initially approved by Waterford City and County Council, the plans were appealed by a local resident to the planning commission, with its decision on the case already overdue.<\/p>\n<p class=\"\">In objections submitted against the development during the initial planning process, neighbours of Ballynatray House voiced worries of \u201cup to 50 helicopter landings a year\u201d which would harm the wildlife, the river and the local population.<\/p>\n<p><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/ie\/wp-content\/uploads\/2025\/11\/4151519_29_articleinline_ballynatray-ireland-2.jpg\" alt=\"Ballynatray House. Picture: Ballynatray House<\/p>\n<p class=\"\">One objector called the Blackwater \u201can unspoiled haven\u201d, which \u201cshould be preserved and cherished\u201d and not \u201cspoiled with the weekly noise of a helicopter\u201d.<\/p>\n<p class=\"\">\u201cIt is difficult in today\u2019s world to find such areas, and I feel strongly that for the sake of someone\u2019s convenience, an area of natural beauty and importance will be subjected to unnecessary disturbance,\u201d one objector wrote to the council.<\/p>\n<p class=\"\">In another submission, an objector described the Blackwater River and its surrounds as a \u201csensitive area continually under attack\u201d from housing, building, boats, jet-skis, and now helicopters.<\/p>\n<p><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/ie\/wp-content\/uploads\/2025\/11\/4878201_25_articleinline_LC_20ballynatray_20house_2005.jpg\" alt=\"British billionaire James Dyson \u20ac30m Ballynatray House getting a makeover last December Pic Larry Cummins.\" title=\"British billionaire James Dyson \u20ac30m Ballynatray House getting a makeover last December Pic Larry Cummins.\" class=\"card-img\"\/>British billionaire James Dyson \u20ac30m Ballynatray House getting a makeover last December Pic Larry Cummins.<\/p>\n<p class=\"\">They also noted more than a dozen other houses in the area that could accommodate a helipad, adding: \u201cI am sure the applicant wouldn\u2019t be happy if another 12 helicopters flew over Ballynatray each day.\u201d\u00a0<\/p>\n<p class=\"\">Whether it\u2019s the bustling town of Kinsale or a quiet escape offering rural tranquillity, the influx of the super-rich is causing a divide across the South of Ireland, with local, long-time residents often bearing the brunt for lavish renovations to homes occupied for a few months of the year.<\/p>\n<p class=\"\">\u201cThere are a lot of people coming into Kinsale with a lot of money and taking what they want,\u201d one long-time resident who has lived there for more than 30 years says.<\/p>\n<p class=\"\">\u201cThese people are not full-time members of the community. They\u2019re not picking litter with the rest of us as part of the Tidy Town Committees.<\/p>\n<p class=\"\">\u201cThese homes, many of which largely detract from Kinsale\u2019s architectural heritage, are also only lived in for two or three months a year. This leaves the town feeling quite empty in the off-season.\u201d\u00a0<\/p>\n<p class=\"\">While James Berwind already has the groundwork laid for his private animal sanctuary, a decision is still pending on whether James Dyson gets his helipad.\u00a0<\/p>\n<p class=\"\">If approved, it will speak volumes about what the ultra-wealthy can expect upon arrival in Ireland.
