Average median household dwelling purchases in Castlerea stand at \u20ac150,000 according to new CSO data\n<\/p>\n
According to the CSO\u2019s latest Residential Property Price Index report, the median price for household dwelling purchases in Castlerea was \u20ac150,000 \u2013 making it the least expensive postcode in the country.<\/p>\n
Neighbouring Ballyhaunis, County Mayo, had the joint-second-cheapest median prices (\u20ac170,000) along with Lifford, County Donegal.<\/p>\n
Median prices in the Castlerea Eircode area rose by \u20ac2,000 since the last Residential Property Price Index report was released in September.<\/p>\n
The national Residential Property Price Index (RPPI) increased by 7.3pc in the 12 months to October 2025, down from the 7.5pc recorded in the year to September 2025.<\/p>\n
Property prices outside Dublin were up by 8.9pc compared with October 2024, while the median price of a dwelling purchased in Ireland in the 12 months to October 2025 was \u20ac381,000.<\/p>\n
The RPPI is compiled from a variety of data sources, but primarily from stamp duty returns made to the Revenue Commissioners.<\/p>\n
Castlerea has consistently been one of the cheapest Eircodes in the country in which to purchase a house, despite ongoing and consistent price increases.<\/p>\n
The local property market has low turnover and a mix of family homes, smaller town-centre properties and rural properties.<\/p>\n
S\u00e9amus Carthy of S\u00e9amus Carthy REA, an auctioneer based in Roscommon town, said that the CSO figures may be influenced by the sale of derelict properties which typically sell for less than livable houses.<\/p>\n
He said that demand for houses in Castlerea was healthy and that the market was performing \u201cextremely well\u201d.<\/p>\n
\u201cIt offers very, very good value. But in the same breath, you put a house up for sale in Castlerea, which I did [two days previously]…I had a guide price of \u20ac180,00,0 and I\u2019ve done four viewings today, and I\u2019ve already put \u20ac185,000 on it.\u201d<\/p>\n
Mr Carthy told the Irish Independent that typical three-bedroom or four-bedroom houses in the Castlerea area would typically sell for up to \u20ac225,000.<\/p>\n
\u201cThat\u2019s above the average house price in Tubbercurry. It\u2019s above the average price in Longford, for example. So the devil is in the detail with the statistics.\u201d<\/p>\n
