<\/p>\nThere is a premium of close to \u20ac100,000 for a home with a high energy rating compared with one which is less efficient to heat.<\/p>\n
The average sale price for all types of homes was \u20ac390,000 in the last three months of last year.<\/p>\n
This was up \u20ac20,000 on the same period in 2024, according to the data obtained from the State\u2019s property price register by Dublin-based data and home valuation company Geowox.<\/p>\n
Prices of a typical home were up 5.4pc at the end of last year compared with a year earlier.<\/p>\n
Homebuyers are having to shell out close to a third more for an energy-efficient home than one that is not efficient.<\/p>\n
The median, or typical, sale price last year for a home with a Building Energy Rating (BER) of between A and B was \u20ac450,000, a \u20ac95,000 premium on the sales price for homes with BER rating of C to G.<\/p>\n

Homes with lower ratings typically sold for \u20ac355,000 last year, Geowox said. This is a 27pc difference.<\/p>\n
This energy-based comparison excludes new homes to gain a more precise understanding of the energy-efficiency premium, the data experts said.<\/p>\n
New homes now cost \u20ac440,000 on average, up 5pc on the same quarter in 2024.<\/p>\n
New homes sold for an \u20ac85,000 premium over the median for existing homes. This makes new homes nearly 24pc more expensive than existing homes.<\/p>\n
Purchasing prices for apartments were up by 5pc in the year, to \u20ac336,000.<\/p>\n
A total of 16,186 homes were sold in the fourth quarter of last year. This is a fall of 8pc on the same period in 2024.<\/p>\n
Energy-efficient and new homes continue to command hefty premiums<\/p>\n
Out of the top 25 urban centres, Dublin city was the most expensive at a median price of \u20ac570,000. Longford was the most affordable at \u20ac222,000.<\/p>\n
In Dublin city, prices in Eircode D6, which includes affluent areas such as Rathmines, Ranelagh, Dartry and parts of Terenure, had the highest prices at \u20ac850,000.<\/p>\n
Dublin 10, which includes Ballyfermot and Cherry Orchard, had the lowest prices in Dublin with a typical price of \u20ac328,000.<\/p>\n
In the last three months of last year there were a total of 4,205 new home sales filed on the State\u2019s Residential Property Price Register. This was down 2.8pc over the year.<\/p>\n
Geowox\u2019s head of data Marco Giardina said: \u201cMedian prices are steadily rising, while energy-efficient and new homes continue to command hefty premiums.\u201d<\/p>\n
Prices on the property register are a lagging indicator as the sales will have been completed months before the details were logged on the register.<\/p>\n
Recent figures from MyHome.ie show that asking prices, a more up-to-date indicator, are showing signs of weakening.<\/p>\n
And the latest figures from the Central Statistics Office (CSO) show that property prices continue to rise but the rate of increase has slowed down.<\/p>\n
The cooling in the market has been put down to some potential buyers reaching a point where they can no longer afford to buy, due to the increases in house prices up to now, and a slight easing in the jobs market.<\/p>\n
The CSO said prices increased by 6.6pc in the 12 months to last November.
