docklands say they feel \u201chopeless\u201d and are living in \u201cshared misery\u201d after receiving eviction notices connected to the National Asset Management Agency\u2019s (<a href=\"https:\/\/www.irishtimes.com\/tags\/national-asset-management-agency-nama\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/national-asset-management-agency-nama\/\">Nama<\/a>) wind-down in operations.<\/p>\n<p class=\"c-paragraph paywall \">Tenants living in apartments in Spencer Dock, which were developed by Spencer Dock Development Company, a subsidiary of the bust property developer <a href=\"https:\/\/www.irishtimes.com\/tags\/treasury-holdings\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/treasury-holdings\/\">Treasury Holdings<\/a>, received notices of termination in October.<\/p>\n<p class=\"c-paragraph paywall \">Treasury Holdings, previously headed by <a href=\"https:\/\/www.irishtimes.com\/tags\/johnny-ronan\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/johnny-ronan\/\">Johnny Ronan<\/a> and <a href=\"https:\/\/www.irishtimes.com\/tags\/richard-barrett\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/richard-barrett\/\">Richard Barrett<\/a>, went into liquidation in 2012 after the economic crash.<\/p>\n<p class=\"c-paragraph paywall \">The notices of termination, seeking vacant possession for sale, were signed by appointed liquidators Michael McAteer and John Boland, of Grant Thornton.<\/p>\n<p class=\"c-paragraph paywall \">Tenants across various blocks of the Spencer Dock complex, which has more than 600 apartments in total, received the notices with vacation dates beginning in April.<\/p>\n<p class=\"c-paragraph paywall \">Through canvassing, the group identified eight units that have received official notices.<\/p>\n<p class=\"c-paragraph paywall \">Those affected have questioned whether the Tyrrelstown Amendment, a law introduced to prevent the termination of 10 or more tenancies in a property at the same time to sell, applies.<\/p>\n<p class=\"c-paragraph paywall \">Some tenants, who did not receive official notices in writing, were offered financial incentives by Madison Property Management, Grant Thornton\u2019s in-house asset management team, to leave.<\/p>\n<p class=\"c-paragraph paywall \">In an email seen by The Irish Times, a Madison agent told a tenant they had been instructed to serve a notice of termination for sale, before outlining how long the tenants would have to vacate.<\/p>\n<p class=\"c-paragraph paywall \">The tenant had queried the possibility of subletting a room.<\/p>\n<p class=\"c-paragraph b-it-article-body__interstitial-link\">[\u00a0<a aria-label=\"Open related liquidator has \u201coffered\u201d to give them a month \u201crent free\u201d should they vacate their apartment by the end of October.<\/p>\n<p class=\"c-paragraph paywall \">Another tenant who queried subletting a room, who also did not receive an official notice in writing, said they secured alternative accommodation after being told of the intent to sell.<\/p>\n<p class=\"c-paragraph paywall \">Neither Grant Thornton nor Madison responded to requests for comment on the offer of a \u201crent-free\u201d month in exchange for vacating.<\/p>\n<p class=\"c-paragraph paywall \">They also declined to comment on the number of notices issued or the number of apartments managed.<\/p>\n<p class=\"c-paragraph paywall \">The tenant group says it has identified 18 units managed by Madison.<\/p>\n<p class=\"c-paragraph paywall \">In a statement, a spokeswoman for Grant Thornton said the apartments were held by Nama until September 2025, when they were released into the \u201cliquidation estate\u201d as part of its wind-down programme.<\/p>\n<p class=\"c-paragraph paywall \">\u201cThe liquidators are legally obliged to maximise the value of Spencer Dock Development Company\u2019s assets for the benefit of its creditors and have taken independent advice, which has indicated that the properties should be put on sale on the open market with vacant possession.<\/p>\n<p class=\"c-paragraph paywall \">\u201cThe liquidators have appointed licensed professionals to manage and dispose of the properties in accordance with regulatory requirements and have no further comment,\u201d she said.<\/p>\n<p class=\"c-paragraph paywall \">A spokesman for Nama confirmed it no longer has any assets in the company, and has \u201cno involvement in this affected tenants did not wish to be named over concerns about securing alternative housing.<\/p>\n<p class=\"c-paragraph paywall \">One man aged in his 30s, who is among several to lodge a dispute with the Residential Tenancies Board (RTB) over the notice, said the \u201csuccess\u201d of Nama, which in December said it had reached <a href=\"https:\/\/www.irishtimes.com\/business\/2025\/12\/17\/namas-state-contribution-reaches-56bn-as-winddown-almost-complete\/\" rel=\"nofollow noopener\" target=\"_blank\">\u201csubstantial completion\u201d<\/a> of its wind-down programme, is \u201cframed entirely in financial terms\u201d and \u201cnot in terms of tenant outcomes\u201d.<\/p>\n<p class=\"c-paragraph paywall \">The notices have resulted in \u201cuncertainty\u201d and \u201clow-level panic\u201d among tenants at the complex, he said.<\/p>\n<p class=\"c-paragraph paywall \">\u201cMany initially thought they were the only ones being evicted,\u201d he said.<\/p>\n<p class=\"c-paragraph paywall \">\u201cIt feels like evictions like this have become so commonplace that a lot of people have very little faith that the systems meant to protect them are actually working in their favour any more, and that shared sense of hopelessness is the part I find most upsetting.\u201d<\/p>\n<p class=\"c-paragraph paywall \">Another tenant of an apartment managed by Madison, aged in his 40s, who has not received a notice of termination, said the looming prospect is \u201changing over my head\u201d, adding: \u201cIt\u2019s particularly distasteful that it\u2019s a Government agency that are putting us in this position.\u201d<\/p>\n<p class=\"c-paragraph paywall \">Ellie Solomons, who received an eviction notice in October, about six weeks after she moved in, said tenants have been left \u201cdisheartened\u201d and are living in \u201cshared misery\u201d.<\/p>\n<p><img decoding=\"async\" Nobody wants to be back on Daft looking for something,\u201d she said.<\/p>\n<p class=\"c-paragraph paywall \">Originally from Sydney, Australia, the 26-year-old said she moved from \u201cone housing crisis to another\u201d to work at an engineering firm, saying in her experience, the shortage of housing in Dublin is worse than in Sydney.<\/p>\n<p class=\"c-paragraph paywall \">\u201cI was totally unprepared for how difficult it would be to find something,\u201d she said. <\/p>\n<p class=\"c-paragraph paywall \">\u201cIt really feels like a losing battle when you\u2019re on Daft, because you send what feels like hundreds of emails every day, and you\u2019re lucky to get a response from five of them.\u201d<\/p>\n<p class=\"c-paragraph paywall \">She ultimately secured a room in an apartment at Spencer Dock, describing it as a \u201crare gem\u201d, but was \u201cshocked\u201d to receive the eviction notice soon after.<\/p>\n<p class=\"c-paragraph paywall \">\u201cI couldn\u2019t believe it. There was a huge drop in mood,\u201d she said.<\/p>\n<p class=\"c-paragraph paywall \">\u201cI don\u2019t feel mentally ready to put myself back into the position of finding places, and looking on Daft.
