{"id":365813,"date":"2026-03-26T07:34:10","date_gmt":"2026-03-26T07:34:10","guid":{"rendered":"https:\/\/www.newsbeep.com\/ie\/365813\/"},"modified":"2026-03-26T07:34:10","modified_gmt":"2026-03-26T07:34:10","slug":"private-irish-investor-pays-e3-3m-for-baggot-street-office-investment-the-irish-times","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/ie\/365813\/","title":{"rendered":"Private Irish investor pays \u20ac3.3m for Baggot Street office investment \u2013 The Irish Times"},"content":{"rendered":"<p class=\"c-paragraph paywall \">A private Irish investor is in line for a net initial yield of 8.75 per cent following their purchase for just over \u20ac3.3 million of a multi-let office investment in <a href=\"https:\/\/www.irishtimes.com\/ireland\/dublin\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/ireland\/dublin\/\">Dublin<\/a>\u2019s traditional central business district. <\/p>\n<p class=\"c-paragraph paywall \">Located within a short walk of the offices of the <a href=\"https:\/\/www.irishtimes.com\/tags\/department-of-finance\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/department-of-finance\/\">Department of Finance<\/a>, Government Buildings and the five-star Merrion Hotel, 142-143 Baggot Street was offered for sale by QRE Real Estate Advisers last September on the instruction of receivers Deloitte at a guide price of \u20ac3.5 million.<\/p>\n<p class=\"c-paragraph paywall \">Although the property, which  comprises three floors of office space above ground-floor level, had been generating about \u20ac202,000 in annual rental income from several occupiers when it first came for sale, QRE secured additional tenants for the vacant first and third floors alongside the regearing of the existing second-floor lease. The building\u2019s annual rental income increased to \u20ac320,000 as a result of this strategy. <\/p>\n<p class=\"c-paragraph paywall \">Commenting on the sale, Brian Kelly of QRE Real Estate Advisers said: \u201cThis transaction demonstrates how active asset management can unlock value.
