{"id":365853,"date":"2026-03-26T08:10:10","date_gmt":"2026-03-26T08:10:10","guid":{"rendered":"https:\/\/www.newsbeep.com\/ie\/365853\/"},"modified":"2026-03-26T08:10:10","modified_gmt":"2026-03-26T08:10:10","slug":"irish-housing-market-no-longer-overheating-but-price-pressures-remain-says-daft-ie-the-irish-times","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/ie\/365853\/","title":{"rendered":"Irish housing market no longer \u2018overheating\u2019, but price pressures remain, says Daft.ie \u2013 The Irish Times"},"content":{"rendered":"<p class=\"c-paragraph paywall \"><a href=\"https:\/\/www.irishtimes.com\/tags\/housing-crisis\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/housing-crisis\/\">Ireland\u2019s housing market<\/a> is showing signs that the period of \u201cacute overheating\u201d of prices that followed the <a href=\"https:\/\/www.irishtimes.com\/tags\/covid-19\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/covid-19\/\">Covid-19<\/a> pandemic is coming to an end, <a href=\"https:\/\/www.irishtimes.com\/tags\/daft-ie\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/daft-ie\/\">Daft.ie<\/a> said on Thursday. <\/p>\n<p class=\"c-paragraph paywall \">Still, prices in urban areas are cooling at a faster pace than outside the cities amid continuing supply challenges.<\/p>\n<p class=\"c-paragraph paywall \">In its latest housing market report, covering the first three months of 2026, the property website said listed home prices increased by 0.6 per cent between December and March. <\/p>\n<p class=\"c-paragraph paywall \">It means the listed home prices have increased by 3.7 per cent over the past 12 months, the \u201cslowest rate of increase since late 2023\u2033, Daft said. <\/p>\n<p class=\"c-paragraph paywall \">Similarly, early indications suggest transaction prices nationally were \u201cstable\u201d between December and March, Daft said, bringing the annual rate of increase to 5.6 per cent, \u201cagain the slowest rate of increase since late 2023\u201d. <\/p>\n<p class=\"c-paragraph paywall \">At the end of last year, the average price nationwide for a three-bed, semidetached home in the State was \u20ac435,000.<\/p>\n<p class=\"c-paragraph paywall \">Ronan Lyons, professor of economics at Trinity College Dublin and author of the Daft report, said the slowing of the rate of increase across listed and transaction prices is \u201cthe clearest sign yet of a market moving away from the acute overheating seen since the pandemic\u201d. <\/p>\n<p class=\"c-paragraph b-it-article-body__interstitial-link\">[\u00a0<a aria-label=\"Open related story\" class=\"c-link\" href=\"https:\/\/www.irishtimes.com\/your-money\/2026\/03\/25\/is-your-house-too-big-for-your-wallet\/\" rel=\"noreferrer nofollow noopener\" target=\"_blank\">Is your house too big for your wallet?Opens in new window<\/a>\u00a0]<\/p>\n<p class=\"c-paragraph paywall \">However, he said the cooling is not \u201cuniform\u201d across the nation. \u201cInstead, a more nuanced pattern is emerging, with signs of stabilisation appearing first in urban markets.\u201d<\/p>\n<p class=\"c-paragraph paywall \">In Dublin, for example, listed house prices increased by an average of 2.5 per cent in the year to March, less than half the 6.3 per cent rate observed in the 12 months to March 2025, according to the report. This was also the softest rate of increase observed since the middle of 2023, Daft said. <\/p>\n<p class=\"c-paragraph paywall \">Early figures suggest transaction prices fell by 1.1 per cent in the first quarter, the report also reveals, which would represent the second consecutive quarter of decline. <\/p>\n<p><img decoding=\"async\" alt=\"\" class=\"c-image audio_image\" the conflict in Iran?<\/p>\n<p class=\"c-paragraph paywall \">A similar pattern is evident across the other big urban areas, with average prices in the four major cities unchanged between December and March, according to Daft\u2019s analysis, and up only 0.7 per cent in the past 12 months. <\/p>\n<p class=\"c-paragraph paywall \">Outside the cities, the cooling is less pronounced.<\/p>\n<p class=\"c-paragraph paywall \">In Connacht and Ulster, excluding the Galway urban area, listed prices increased by 8.2 per cent over 12 months to March, largely in line with the first quarters of 2025 and 2024. <\/p>\n<p class=\"c-paragraph paywall \">Lyons said the \u201cdivergence\u201d between urban and rural areas is being driven by the type of homes that are being sold. <\/p>\n<p second-hand homes are the \u201cdominant\u201d source of housing, and the availability of these units has improved significantly over the past 12 months, rising 14 per cent, he said. <\/p>\n<p class=\"c-paragraph paywall \">Excluding urban areas, \u201csupply constraints remain far more binding\u201d, Lyons said, \u201cparticularly in regions where second-hand availability is still a fraction of pre-pandemic levels\u201d.<\/p>\n<p class=\"c-paragraph paywall \">While some of the pressure is being alleviated by increased delivery of new homes, \u201cin much of the country, where new supply remains limited and second-hand activity subdued, price inflation continues to run at a higher rate\u201d. <\/p>\n<p class=\"c-paragraph paywall \">The result, Lyons said, is a housing market \u201cadjusting unevenly to changing supply conditions\u201d. <\/p>\n<p class=\"c-paragraph paywall \"><a href=\"https:\/\/www.irishtimes.com\/ireland\/housing-planning\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/ireland\/housing-planning\/\">New housing starts<\/a> fell by more than three-quarters last year, with activity slowing by almost 84 per cent in the key local authority areas of Fingal County Council and South Dublin County Council, according to a report published by Ireland\u2019s pillar banks earlier this
