The council has granted planning permission to Mr Cleary\u2019s Chambers Properties Ltd for a 43-bedroom hotel facing on to Dame Street and Eustace Street.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Chambers Properties Ltd\u2019s scheme involves the change of use of a building known as the Shamrock Chambers which is currently a five-storey over-\u00adbasement building comprising a vacant restaurant, shop and vacant office. It is set to become a six-storey hotel.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">The ground floor of the new scheme \u2013 numbers 59, 60 and 61 Dame Street and numbers 1 and 2 Eustace Street \u2013 is to provide a retail\/cafe floor space.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">The decision reverses a refusal \u00adissued by An Coimisi\u00fan Plean\u00e1la in October 2024. It had ruled the scheme\u2019s roof \u00adextension was of excessive height, scale and massing and would have a negative effect on the character and appearance of the host building, which is of heritage value, the visual amenity of the surrounding conservation area and the streetscape on Dame Street.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">However, in response to the revised scheme for the hotel, which omits four bedrooms from the 2024 proposal, the council\u2019s planner\u2019s report stated: \u201cThe revised design of the new fifth floor \u00adlevel integrates more appropriately with both the building and the streetscape.\u201d<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">The council received one third-\u00adparty submission which objected to the scheme.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Edward Kenny, a resident on North Great George\u2019s Street, said the proposed change of use to a hotel \u201cwill lead to an over-concentration of hotels and aparthotels in the local area and a lack of variety of uses in the vicinity\u201d.<\/p>\n<p class=\"indo-ebe0ecc6_root indo-ebe0ecc6_paragraph indo-300db776_none indo-91174671_primary indo-1d70522a_marginbottom5 indo-1d70522a_margintop0 indo-b48c4984_inherit\" style=\"color:var(--color-primary-80)\">Urging the council to refuse planning permission, Mr Kenny said there is a strong demand for housing in the Dublin city area and the subject site is a prime city centre site.
