{"id":379326,"date":"2026-04-03T03:28:13","date_gmt":"2026-04-03T03:28:13","guid":{"rendered":"https:\/\/www.newsbeep.com\/ie\/379326\/"},"modified":"2026-04-03T03:28:13","modified_gmt":"2026-04-03T03:28:13","slug":"temple-bar-publican-gets-green-light-for-hotel-facing-on-to-dame-street-the-irish-times","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/ie\/379326\/","title":{"rendered":"Temple Bar publican gets green light for hotel facing on to Dame Street \u2013 The Irish Times"},"content":{"rendered":"<p class=\"c-paragraph paywall \"><a href=\"https:\/\/www.irishtimes.com\/tags\/dublin-city-council\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/dublin-city-council\/\">Dublin City Council<\/a> has granted planning permission to one of the State\u2019s best known publicans, Tom Cleary, for a <a href=\"https:\/\/www.irishtimes.com\/tags\/hotel\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/hotel\/\">new hotel<\/a> for Dublin\u2019s <a href=\"https:\/\/www.irishtimes.com\/tags\/temple-bar\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/temple-bar\/\">Temple Bar<\/a> area.<\/p>\n<p class=\"c-paragraph paywall \">The council has granted planning permission to Mr Cleary\u2019s Chambers Properties Ltd for the 43-bedroom hotel facing on to Dame Street and Eustace Street. Mr Cleary is the owner of the Temple Bar pub in Temple Bar.<\/p>\n<p class=\"c-paragraph paywall \">The Chambers Properties scheme involves change of use of a building known as the Shamrock Chambers, which is a five-storey over basement building comprising a vacant restaurant, a shop and vacant offices, to a six-storey hotel. <\/p>\n<p class=\"c-paragraph paywall \">The ground floor of the new scheme at Nos 59, 60 and 61 Dame Street and Nos 1 and 2 Eustace Street will provide space for retail and\/or a cafe. <\/p>\n<p class=\"c-paragraph paywall \">The decision reverses a refusal by <a href=\"https:\/\/www.irishtimes.com\/tags\/an-coimisiun-pleanala\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/an-coimisiun-pleanala\/\">An Coimisi\u00fan Plean\u00e1la<\/a> in October 2024 when it ruled that the scheme\u2019s roof extension was of excessive height, scale and massing, and would be injurious to the character and appearance of the host building which it said was of heritage value, as well as the visual amenity of the surrounding conservation area and the streetscape on Dame street.<\/p>\n<p class=\"c-paragraph paywall \">The revised scheme for the hotel omits four rooms from the 2024 47-bedroom proposal and the council planner\u2019s report found that \u201cthe revised design of the new fifth floor level integrates more appropriately with both the building and the streetscape\u201d.<\/p>\n<p class=\"c-paragraph paywall \">The council received only one third party submission objecting to the scheme.<\/p>\n<p class=\"c-paragraph paywall \">North Great Georges Street resident, Edward Kenny said the proposed change of use of the building to a hotel \u201cwill lead to an overconcentration of hotels and aparthotels in the local area and a lack of variety of uses in the vicinity\u201d.<\/p>\n<p class=\"c-paragraph paywall \">Urging the council to refuse planning permission, Mr Kenny said there was a strong demand for housing in the Dublin city area and the building was a prime city centre site which, given its location and layout, \u201ccould be used for residential development which is badly needed in this area\u201d.<\/p>\n<p class=\"c-paragraph paywall \">Daniel Moody, of Thornton O\u2019Connor Town Planning, on behalf of Chambers Properties told the council that the design of the additional storey had been reconsidered by the design team and was now a \u201csofter\u201d intervention that respects the scale and character of the existing development, as well as its position within a designated conservation area.<\/p>\n","protected":false},"excerpt":{"rendered":"Dublin City Council has granted planning permission to one of the State\u2019s best known publicans, Tom Cleary, for&hellip;\n","protected":false},"author":2,"featured_media":379327,"comment_status":"","ping_status":"","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[5],"tags":[75,72,13288,9675,61,60,38702],"class_list":{"0":"post-379326","1":"post","2":"type-post","3":"status-publish","4":"format-standard","5":"has-post-thumbnail","7":"category-business","8":"tag-an-coimisiun-pleanala","9":"tag-business","10":"tag-dublin-city-council","11":"tag-hotel","12":"tag-ie","13":"tag-ireland","14":"tag-temple-bar"},"_links":{"self":[{"href":"https:\/\/www.newsbeep.com\/ie\/wp-json\/wp\/v2\/posts\/379326","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/www.newsbeep.com\/ie\/wp-json\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/www.newsbeep.com\/ie\/wp-json\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/www.newsbeep.com\/ie\/wp-json\/wp\/v2\/users\/2"}],"replies":[{"embeddable":true,"href":"https:\/\/www.newsbeep.com\/ie\/wp-json\/wp\/v2\/comments?post=379326"}],"version-history":[{"count":0,"href":"https:\/\/www.newsbeep.com\/ie\/wp-json\/wp\/v2\/posts\/379326\/revisions"}],"wp:featuredmedia":[{"embeddable":true,"href":"https:\/\/www.newsbeep.com\/ie\/wp-json\/wp\/v2\/media\/379327"}],"wp:attachment":[{"href":"https:\/\/www.newsbeep.com\/ie\/wp-json\/wp\/v2\/media?parent=379326"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/www.newsbeep.com\/ie\/wp-json\/wp\/v2\/categories?post=379326"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/www.newsbeep.com\/ie\/wp-json\/wp\/v2\/tags?post=379326"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
