This estate looks like it could sit closer to the Aegean than on a hilltop in Westlake. Designed by\u00a0Sam Burch Architects<\/a>, the house takes a familiar Mediterranean look and pares it back, using the natural setting to do alot of the heavy lifting.<\/p>\n

Set on just over an acre, the property cascades down a wooded slope in a series of terraces that take full advantage of the elevation. Drawing on Mediterranean cues\u2014white stucco, clay tiles, and soft arches\u2014the design remains restrained. Whitewashed ceilings soar overhead, while expansive glass walls open the interiors to the surrounding hills. At roughly 6,600 square feet, the house offers four bedrooms and four-and-a-half baths.<\/p>\n

Materials stay consistent throughout: plaster, pale wood, and rustic stone, keeping the look cohesive. Warm air rises to the double-height ceiling in the living room, helping to keep things cool during the summer months, with tall windows framing pretty views over the Hill Country. A low fireplace grounds the space, while an arched niche holds in a marble-topped bar. The layout moves easily from one room to the next, with a dining area that opens directly to the terrace and a kitchen centered around a large stone island with a separate walk-in pantry.<\/p>\n

The primary suite is set apart on the upper floor and functions as a private retreat for rest and relaxation; the palette stays minimal, the lines soften, and the views carry through to the landscape. Two walk-in closets and a generous bath round out the space. The lower level contains three additional bedrooms and a secondary living area, adding flexibility and privacy for homeowners and guests.<\/p>\n

Outside, the setup leans into a resort feel without going over the top. A swimming pool runs along the edge of a stone terrace, positioned to take in the drop in the land and the wider views. There\u2019s also a shaded dining area with a built-in pizza oven, along with a separate structure that houses a sauna, steam room, and cold plunge.<\/p>\n

The house is\u00a0listed<\/a>\u00a0for $12.5 million with Kumara Wilcoxon of Kuper Sotheby\u2019s International Realty.<\/p>\n

The eight-figure pricing tracks with Austin\u2019s uppermost tier. According to\u00a0local reports<\/a>, more than 14,000 homes sold above $1 million statewide over the past year, a record for the state, with the Austin area accounting for a notable share of that activity. Sales volume in the metro area reached roughly $4.6 billion, and while the broader market has slowed in spots, well-located homes with views and larger lots\u2014especially in premium communities like Westlake\u2014are still moving.<\/p>\n
