{"id":42015,"date":"2025-09-25T05:00:19","date_gmt":"2025-09-25T05:00:19","guid":{"rendered":"https:\/\/www.newsbeep.com\/ie\/42015\/"},"modified":"2025-09-25T05:00:19","modified_gmt":"2025-09-25T05:00:19","slug":"iput-closing-in-on-e10m-deal-for-leading-law-firms-former-dublin-headquarters-the-irish-times","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/ie\/42015\/","title":{"rendered":"Iput closing in on \u20ac10m deal for leading law firm\u2019s former Dublin headquarters \u2013 The Irish Times"},"content":{"rendered":"<p class=\"c-paragraph paywall b-it-article-body__text--left\">Irish property company <a href=\"https:\/\/www.irishtimes.com\/tags\/iput\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/iput\/\">Iput<\/a> is understood to be closing in on the purchase of the former headquarter offices of leading Dublin law firm, <a href=\"https:\/\/www.irishtimes.com\/tags\/ivor-fitzpatrick\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/ivor-fitzpatrick\/\">Ivor Fitzpatrick<\/a> &amp; Co, at 44\/45 St Stephen\u2019s Green. <\/p>\n<p class=\"c-paragraph paywall b-it-article-body__text--left\">The property, which occupies a pivotal position at the junction of St Stephen\u2019s Green and Hume Street, was offered to market in May with the benefit of full vacant possession by agent <a href=\"https:\/\/www.irishtimes.com\/tags\/knight-frank\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/knight-frank\/\">Knight Frank<\/a> at a guide price of \u20ac10 million. <\/p>\n<p class=\"c-paragraph paywall \">The firm\u2019s move from St Stephen\u2019s Green and the expected sale of the building comes just over one year after the death of its founder and managing partner, Mr Fitzpatrick. <\/p>\n<p class=\"c-paragraph paywall b-it-article-body__text--left\">Built in the early 1970s, 44\/45 St Stephen\u2019s Green, <a href=\"https:\/\/www.irishtimes.com\/tags\/dublin-2\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/dublin-2\/\">Dublin 2<\/a>, comprises a modern concrete structure behind a mock-Georgian facade. <\/p>\n<p class=\"c-paragraph paywall \">The building, which extends to a net internal area of 1,564sq m (16,830sq ft), has a mix of open-plan and cellular offices over six floors, with typical floor plates of about 293sq m (3,150sq ft). The property has 15 car-parking spaces. <\/p>\n<p class=\"c-paragraph paywall \">Should Iput complete its acquisition of the property, it will likely explore the options for refurbishment or a full-scale retrofit set out in the feasibility study prepared in advance of the sale by Reddy Architecture + Urbanism. <\/p>\n<p class=\"c-paragraph paywall \">Proposed enhancements include the provision of a new internal core, a reimagined internal layout and the addition of an extended penthouse level. <\/p>\n<p class=\"c-paragraph paywall \">These upgrades could bring the building\u2019s footprint up to a net internal area of 1,640sq m (17,653sq ft) while improving the property\u2019s sustainability.<\/p>\n<p class=\"c-paragraph paywall \">No.44\/45 St Stephen\u2019s Green served for many years as the office of Ivor Fitzpatrick &amp; Co. <\/p>\n<p class=\"c-paragraph paywall b-it-article-body__text--left\">During his lifetime Mr Fitzpatrick forged a hugely successful career in law and in business. <\/p>\n<p class=\"c-paragraph paywall b-it-article-body__text--left\">He made much of his wealth \u2013 he was reputed to be worth up to \u20ac100 million at the time of his death \u2013 from property, in which he was associated with some of the country\u2019s biggest developers and investors. Among them were Paddy McKillen, Johnny Ronan and Pat Doherty.
