A new development of A-rated homes in the heart of a Gaeltacht region presents a great opportunity for young families with an appreciation for the Irish language to get on the property ladder. The four homes at Cloon R\u00eddh, Baile Mhic \u00cdre, are becoming available through the council’s<\/a> Affordable Purchase Scheme, with applications open later this month.<\/p>\n

The development is two 2-bedroom mid-terrace homes and two 3-bedroom end-terrace homes. Prices for the two-bed properties<\/a> start at \u20ac235,000, while the three-bed properties have an asking price of \u20ac285,000 – a far cry from the average price of \u20ac373,000 for new builds in Co Cork<\/a>.<\/p>\n

The homes, built by developers Demeter Property Ltd, will be available to first-time buyers and ‘Fresh Start’ applicants. Priority will be given to eligible applicants who are currently resident in the Macroom Municipal District of Cork County Council or within 10km of the scheme. Priority for the larger homes will also be given to families of two or more.<\/p>\n

Mayor of County Cork, Councillor Mary Linehan Foley, said the council is delighted to launch this latest scheme in the beautiful Gaeltacht village. The Independent councillor said the homes provide easy access for commuters heading to Cork city, Killarney and Macroom while also highlighting the town’s ‘natural beauty’ and ‘distinct cultural identity’ within the Cork Gaeltacht.<\/p>\n

The Affordable Purchase Scheme offers a way onto the ladder by selling new-build properties at a fixed price, which is set at least 20% below the market rate for the area. The council estimates the fair market value of the two-bed properties is \u20ac310,000, while the three-bed property is valued at \u20ac360,000.<\/p>\n

Under the terms of the Affordable Housing Purchase Scheme, Cork County Council claims a stake in the property. The council’s equity stake will equal the discount from the purchase price to the home’s full market value.<\/p>\n

The purchaser can buy out this equity share at their convenience, but there is no requirement to do so. However, the council can seek to cash in this equity after 40 years. Buyers can also buy out the council over an extended period to gain full equity in the property.<\/p>\n

The scheme is open to First-Time Buyers, ‘Fresh Start’ buyers, or those who own a home that is not suitable for their household’s needs and who cannot afford to purchase property at its open market value. Thresholds to qualify for the scheme include income and eligibility limits \u2014 you can find out more here<\/a>.<\/p>\n
