{"id":485302,"date":"2026-06-05T23:32:20","date_gmt":"2026-06-05T23:32:20","guid":{"rendered":"https:\/\/www.newsbeep.com\/ie\/485302\/"},"modified":"2026-06-05T23:32:20","modified_gmt":"2026-06-05T23:32:20","slug":"central-bank-of-irelands-sandyford-site-unlikely-to-be-developed-for-housing-for-a-decade-the-irish-times","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/ie\/485302\/","title":{"rendered":"Central Bank of Ireland\u2019s Sandyford site unlikely to be developed for housing for a decade \u2013 The Irish Times"},"content":{"rendered":"<p class=\"c-paragraph paywall \">The <a href=\"https:\/\/www.irishtimes.com\/tags\/central-bank\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/central-bank\">Central Bank of Ireland<\/a> said that it is unlikely to exit a 37-acre parcel of land near the M50 motorway in south Dublin, which is being eyed by the Land Development Agency (LDA) to deliver about 800 homes, for at least a further seven years. <\/p>\n<p class=\"c-paragraph paywall \">This suggests that it may be a decade before the Sandyford land is redeveloped. <\/p>\n<p class=\"c-paragraph paywall \">The bank, led by chief executive Gabriel Makhlouf, <a href=\"https:\/\/www.irishtimes.com\/news\/ireland\/irish-news\/a-37-acre-central-bank-site-near-m50-set-to-be-designated-for-social-housing-1.4791306\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/news\/ireland\/irish-news\/a-37-acre-central-bank-site-near-m50-set-to-be-designated-for-social-housing-1.4791306\">decided in 2022<\/a> that it was going to move its existing cash-management facility on the Sandyford site, which has been in operation since the 1970s. It subsequently acquired 29\u00bd acres of land at Balseskin, Fingal, in 2024 at a cost of \u20ac14 million, to build a new centre. <\/p>\n<p class=\"c-paragraph paywall \">No overall <a href=\"https:\/\/www.irishtimes.com\/tags\/central-bank\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/central-bank\/\">budget <\/a>for the project has been announced, but it will be funded by the bank itself. It had been concluded that the cost of renovating the existing facility would be at least as high as a new build. <\/p>\n<p class=\"c-paragraph paywall \"><a href=\"https:\/\/www.irishtimes.com\/tags\/central-bank\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/central-bank\/\">The bank <\/a>had originally estimated in late 2022 that it would take at least seven years from then to deliver a new facility. <\/p>\n<p class=\"c-paragraph paywall \">\u201cOur current estimate is that it will be at least seven years before a new cash centre is delivered, due to the complexity and security requirements of the project. Until such time, operations will remain at its premises in Sandyford,\u201d said the central bank in its latest annual report, published on Friday. <\/p>\n<p class=\"c-paragraph paywall \">The LDA has been engaging with the central bank in recent years on the purchase of the Sandyford site for redevelopment for social and affordable housing. It is estimated that the land could achieve up to \u20ac100 million. LDA chief executive John Coleman has previously said that it could accommodate \u201caround 800 homes\u201d.<\/p>\n<p class=\"c-paragraph paywall \">The annual report also disclosed that the central bank made a loss of \u20ac104.6 million last year, albeit down from a shortfall of \u20ac795.4 million in 2024, after an era of super profits generated by the bank in the wake of the financial crisis came to an end in 2022. <\/p>\n<p class=\"c-paragraph paywall \">The bank had set aside a multibillion-euro provision to absorb expected losses over several years. As of the end of last year, unused such provisions stood at \u20ac1.97 billion. <\/p>\n<p><img decoding=\"async\" alt=\"\" class=\"c-image audio_image\" src=\"https:\/\/www.newsbeep.com\/ie\/wp-content\/uploads\/2025\/11\/1754647931518-c07d65db-55b5-463e-ae51-976300c5837e.jpeg\"\/>David McRedmond: \u2018O\u2019Connell Street needs high density housing\u2019 <\/p>\n<p class=\"c-paragraph paywall \">The <a href=\"https:\/\/www.irishtimes.com\/tags\/central-bank\/\" target=\"_blank\" rel=\"noreferrer nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/central-bank\/\">central bank <\/a>generated more than \u20ac23.5 billion of profits in the 15 years to 2022, driven by the response of central bankers in Dublin and Frankfurt to the near-collapses of the domestic banking system and the euro and a decade of anaemic inflation across the euro zone.<\/p>\n<p class=\"c-paragraph paywall \">More than \u20ac18.5 billion was transferred to the Government over the period, cushioning the blow after taxpayers were forced to commit \u20ac64 billion to rescue the banking system and successive governments sought to narrow budget deficits.<\/p>\n<p class=\"c-paragraph paywall \">The profits were initially driven by interest on emergency loans to banks during the financial crisis.
