Perhaps our expectations should too"},"content":{"rendered":"<p>After years of rapid growth, Australia\u2019s housing market is beginning to cool. Auction <a href=\"https:\/\/www.abc.net.au\/news\/2026-07-05\/property-auctions-cotality-figures-brisbane-sydney-melbourne\/106882230\" rel=\"nofollow noopener\" target=\"_blank\">clearance rates<\/a> have softened, prices in Sydney and Melbourne <a href=\"https:\/\/www.smh.com.au\/politics\/federal\/house-values-fall-but-homes-are-not-getting-more-affordable-20260630-p60b64.html\" rel=\"nofollow noopener\" target=\"_blank\">are easing<\/a>, and economists expect further modest declines over coming months.<\/p>\n<p>And whenever housing slows, the same question quickly follows: will the broader economy slow with it? The answer is probably yes \u2013 but not by much.<\/p>\n<p>What does a slowdown mean for the economy?<\/p>\n<p>Housing touches almost every part of Australia\u2019s economy. <\/p>\n<p>Building homes supports construction, manufacturing and professional services. Buying and selling homes generates spending on furniture, appliances, renovations and removals. Rising house prices can also encourage households to spend more, while weaker prices can dampen confidence.<\/p>\n<p>But today\u2019s market looks very different from previous housing downturns.<\/p>\n<p>Australia is not experiencing one housing market but many.<\/p>\n<p>Sydney\u2019s house prices have risen strongly since 2022, <a href=\"https:\/\/www.smh.com.au\/politics\/federal\/house-values-fall-but-homes-are-not-getting-more-affordable-20260630-p60b64.html\" rel=\"nofollow noopener\" target=\"_blank\">until recently<\/a>, after a couple of dips over the past decade. We\u2019ve also seen <a href=\"https:\/\/www.reia.com.au\/industry-news\/Media-Release-REMF-Mar2026\" rel=\"nofollow noopener\" target=\"_blank\">rapid house price growth<\/a> in Perth, Adelaide and Brisbane over the past three years, reflecting strong population growth, tight housing supply and robust labour markets. <\/p>\n<p>But Melbourne, Hobart and the two territory capitals of Canberra and Darwin <a href=\"https:\/\/www.reia.com.au\/industry-news\/Media-Release-REMF-Mar2026\" rel=\"nofollow noopener\" target=\"_blank\">have softened<\/a> over the same period. <\/p>\n<p>            <a href=\"https:\/\/images.theconversation.com\/files\/745973\/original\/file-20260705-57-8r55vx.png?ixlib=rb-4.1.0&amp;q=45&amp;auto=format&amp;w=1000&amp;fit=clip\" rel=\"nofollow noopener\" target=\"_blank\"><img decoding=\"async\" alt=\"\" src=\"https:\/\/www.newsbeep.com\/ie\/wp-content\/uploads\/2026\/07\/file-20260705-57-8r55vx.png\" class=\"native-lazy\" loading=\"lazy\"  \/><\/a><\/p>\n<p>              Median established house prices by capital city: 2000 to 2025.<br \/>\n              Source: Real Estate Institute of Australia (REMF 1 Quarterly median house prices).<\/p>\n<p>So if there is a link between house price changes and economic activity, we\u2019d expect it to be spread unevenly across different states and territories. <\/p>\n<p>Watching the jobs market<\/p>\n<p>Nor are we seeing evidence of widespread financial distress. Households have undoubtedly felt the effects of higher interest rates and rising living costs, but the Reserve Bank\u2019s <a href=\"https:\/\/www.rba.gov.au\/publications\/fsr\/2025\/oct\/resilience-of-australian-households-and-businesses.html\" rel=\"nofollow noopener\" target=\"_blank\">loan-level data<\/a> show that mortgage arrears remain low. Fewer than 1% of housing loans are more than 90 days behind in repayments. <\/p>\n<p>At the same time, most borrowers have built up substantial equity over recent years, and many remain <a href=\"https:\/\/www.commbank.com.au\/articles\/newsroom\/2025\/05\/direct-debit-repayment-changes.html\" rel=\"nofollow noopener\" target=\"_blank\">ahead on their scheduled mortgage repayments<\/a>. This provides important financial buffers against both higher borrowing costs and moderate falls in house prices.<\/p>\n<p>The greatest risk is if falling house prices coincided with rising unemployment. So far, that <a href=\"https:\/\/www.abs.gov.au\/statistics\/labour\/employment-and-unemployment\/labour-force-australia\/latest-release\" rel=\"nofollow noopener\" target=\"_blank\">has not happened<\/a>. This would be the worst case scenario for new buyers, particularly those with very small deposits. <\/p>\n<p>Housing slowdowns can also affect the economy indirectly. <\/p>\n<p>Fewer home sales generally mean less spending on furniture, white goods and home improvements. Apartment developments, already under pressure from elevated construction costs, become less financially viable if sale prices weaken. This could constrain future housing supply. <\/p>\n<p>The wealth effect<\/p>\n<p>There is also the so-called \u201cwealth effect\u201d. When households see the value of their homes rise, they often feel more financially secure and become more willing to spend. <a href=\"https:\/\/www.rba.gov.au\/publications\/bulletin\/2019\/mar\/wealth-and-consumption.html\" rel=\"nofollow noopener\" target=\"_blank\">Research<\/a> by the Reserve Bank suggests changes in household wealth have a positive and persistent effect on consumption, particularly discretionary spending.<\/p>\n<p>Our analysis of Australian Bureau of Statistics <a href=\"https:\/\/www.abs.gov.au\/statistics\/economy\/finance\/monthly-household-spending-indicator\/latest-release\" rel=\"nofollow noopener\" target=\"_blank\">household spending data<\/a> similarly suggests discretionary spending tends to strengthen during periods of strong house price growth and weaken as housing markets cool. But a modest correction after several years of exceptional price growth is unlikely, by itself, to trigger a broader economic slowdown.<\/p>\n<p>What about housing affordability?<\/p>\n<p>And in any event, perhaps this is not the most interesting question.<\/p>\n<p>Australians increasingly agree that <a href=\"https:\/\/bcec.edu.au\/publications\/housing-affordability-in-western-australia-2025\/\" rel=\"nofollow noopener\" target=\"_blank\">housing affordability<\/a> has become one of the country\u2019s biggest economic and social challenges. Yet we also tend to react negatively to any prospect of falling house prices.<\/p>\n<p><a href=\"https:\/\/www.aeaweb.org\/articles?id=10.1257%2Faer.20191766\" rel=\"nofollow noopener\" target=\"_blank\">Behavioural economists<\/a> have long recognised that people are more sensitive to losses than gains. If people judge current house prices as the benchmark for success, then even modest declines can be perceived as losses, even though values remain historically high.<\/p>\n<p>This creates what might be called the \u201ctyranny of the status quo\u201d. The gains of recent years quickly become accepted as the new normal, while even relatively modest price corrections are portrayed as economic failure.<\/p>\n<p>Housing has become less affordable because prices have persistently grown faster than incomes. Large, disorderly falls in house prices would damage households, lenders and the broader economy. <\/p>\n<p>But neither should every modest decline in prices be treated as a problem that must immediately be reversed. And this time, perhaps, price falls may not be politically damaging due to the widespread impact of the housing crisis.  <\/p>\n<p>Perhaps the deeper issue is that we have come to judge the success of Australia\u2019s housing system by the wrong metric.<\/p>\n<p>Economists recognise that no single statistic can <a href=\"https:\/\/www.oecd.org\/en\/publications\/2018\/11\/beyond-gdp_g1g98ae6.html\" rel=\"nofollow noopener\" target=\"_blank\">capture economic progress<\/a>. Gross domestic product (<a href=\"https:\/\/www.abs.gov.au\/statistics\/economy\/national-accounts\/australian-national-accounts-national-income-expenditure-and-product\/latest-release\" rel=\"nofollow noopener\" target=\"_blank\">GDP<\/a>) remains an important measure of economic activity, but it should sit alongside broader measures of productivity, <a href=\"https:\/\/www.abs.gov.au\/statistics\/measuring-what-matters\/about-measuring-what-matters\" rel=\"nofollow noopener\" target=\"_blank\">wellbeing<\/a>, inclusion and sustainability. <\/p>\n<p>Housing deserves the same broader perspective.<\/p>\n<p>House price appreciation is an outcome of the housing market. It is not the purpose of the market \u2013 and nor should be wealth generation.<\/p>\n<p>The real objective must be a housing system that provides secure and affordable homes, supports sustainable construction, and remains accessible to future generations. Rising asset values matter, but they should not crowd out every other measure of success.<\/p>\n","protected":false},"excerpt":{"rendered":"After years of rapid growth, Australia\u2019s housing market is beginning to cool.
