According to first-quarter figures, house prices rose by 12.9 percent year-on-year in Spain and by 17.8 percent in Portugal, the highest annual increase recorded anywhere in the <a href=\"https:\/\/european-union.europa.eu\/index_en\" target=\"_blank\" rel=\"nofollow noopener\">European Union<\/a>.  <\/p>\n<p>Despite growing concerns over affordability, regulators in both countries are taking a measured approach rather than introducing sweeping restrictions on lending.<\/p>\n<p>Portugal Tightens Mortgage Rules<\/p>\n<p>Portugal\u2019s central bank has already introduced one precautionary measure by reducing the maximum debt service-to-income ratio for new mortgage borrowers from 50 percent to 45 percent. The change is designed to help ensure buyers can comfortably manage repayments if economic conditions change.  <\/p>\n<p>Officials believe this targeted adjustment is sufficient for now, with current lending standards remaining significantly stronger than those seen before the global financial crisis.<\/p>\n<p>Spain Chooses a Cautious Approach<\/p>\n<p>In Spain, regulators are also watching the market closely as mortgage lending continues to grow.
