The Parsons Shoes landmark on Main Street, Castlebar, has been placed on the market with an asking price of €850,000.

The property is positioned on the corner of Main Street and Castle Street in the heart of the town.

The three storey over basement period building extends to 751.24 square metres (8,083 sq. ft) and has dual street frontage onto both Main Street and Castle Street.

The site is currently arranged as a large split level retail unit at ground floor level, with basement storage and upper floors historically used for a mix of storage and residential purposes.

The property has two staircases serving the upper floors and basement, a main retail entrance from Main Street, and a secondary entrance from Castle Street. It also benefits from a substantial rear yard of 346.7 square metres, with direct access from Castle Street.

Selling agent Gerard O’Toole of O’Toole & Co. said the property presents a unique development opportunity given its scale, town centre location, and rear access. The upper floors are said to be in poor condition and would require extensive refurbishment or redevelopment.

The building is constructed of rendered solid masonry walls with mainly uPVC double glazed windows and doors under a slate roof.

It is connected to all mains services and is zoned Town Centre Commercial under the Castlebar Area Plan.

The title is unregistered fee simple, to be sold with full vacant possession.

Viewings are strictly by prior appointment with O’Toole & Co.
