A high-profile gateway site seen by every motorist travelling to, from, and through Clonakilty has been launched to market for \u20ac550,000.<\/p>\n
The evocatively named Croppy Field, which has potential for mixed-use development, is adjacent to the roundabout at Scally\u2019s SuperValu, the town\u2019s busiest retail destination. It enjoys dual frontage onto the N71 national route and Wolfe Tone St in the town.<\/p>\n
The prominent, 0.95-acre waterside site also has the benefit of dramatic coastal views over Clonakilty bay, making it an attractive prospect for residential development in the popular tourist town.<\/p>\n
The site, being sold \u201cas is\u201d, has \u201ctown centre\/neighbourhood centre\u201d zoning under the Cork County Development Plan, with leeway for a mix of options, including residential\/commercial\/retail.<\/p>\n
Andy Donoghue, of Hodnett Forde, is selling the site on behalf of a local business family.<\/p>\n
\u201cIt\u2019s a gorgeous spot, which, fortunately, has a broad zoning range and you\u2019d imagine a developer might be interested in ground-floor retail with residential overhead, given the beautiful views down Clonakilty Bay,\u201d the agent said.<\/p>\n
The site \u2014 previously of interest for hospitality \u2014 is near the Waterfront building, an award-winning, mixed-use development that houses Clonakilty Distillery, a medical centre, and residential units.\u00a0<\/p>\n
Mr Donoghue said the Croppy Field has potential for \u201ca similarly slick development, taking advantage of the landscape it sits in\u201d and has already attracted both local and national interest, since being brought to market last week.<\/p>\n
\u201cGiven the site\u2019s zoning and prominence, interest in it is growing and growing and we\u2019ve had enquiries from both Clonakilty-based and Dublin-based developers,\u201d the agent said.<\/p>\n
An added attraction is its \u201cflat and easily developable topography, with services on-site\u201d, he said.<\/p>\n
