The rules will require datacentres to avoid pushing up power prices \u2013 including by bringing renewable energy to the grid to cover their electricity demands \u2013 while meeting their own connection costs and minimising water use.<\/p>\n
Developers will also need to ensure their datacentres are appropriately sized and located away from schools, homes, potential housing or agricultural locations.<\/p>\n

This means any project that has been approved before the legislation passes next year will only be subject to existing state or territory laws.<\/p>\n The Australian Energy<\/a> Market Operator (Aemo) reported on Tuesday there were 225 datacentres in development, and electricity demand from them was expected to grow from 5 to 34 terawatt hours by 2036.<\/p>\n There is uncertainty over the number of projects that will ultimately go ahead. More than 40% of datacentre projects since Aemo\u2019s 2025 report either dropped off the list or regressed in status.<\/p>\n But some of the projects currently in the pipeline could receive approval before the new rules apply.<\/p>\n Datacentres in Australia<\/a><\/p>\n The New South Wales government is now considering a 90MW datacentre<\/a> about 9km from Sydney\u2019s CBD. Named Project Mars, the three-storey centre will cover 22,000sqm near Lane Cove River under current plans.<\/p>\n Goodman Group, the company behind the project, is consulting with the community about the proposal, amid strong local pushback in an area where five datacentres are already approved or being proposed.<\/p>\n The project\u2019s website states it will use existing power, and 3.5ML a day of water from Sydney Water should it go ahead. There will be 200kW-worth of solar panels on the building, but the company has limited information on more renewables to offset its power demands, stating it is \u201cexploring opportunities to source additional renewable generation to support its proposed datacentre rollout in Australia.\u201d<\/p>\n Sasha Titchkosky, a representative of Lane Cove Responsible Planning group, said developers should consider the potential damage to their brand should they proceed with datacentre projects under the old rules. But she said governments should enact a moratorium on approvals until the new rules are in place.<\/p>\n \u201cAt the very least, a moratorium on approvals in established residential areas \u2026 [it] seems to me that would be the responsible thing for governments to do,\u201d Titchkosky said.<\/p>\n
