{"id":613992,"date":"2026-09-04T07:24:12","date_gmt":"2026-09-04T07:24:12","guid":{"rendered":"https:\/\/www.newsbeep.com\/ie\/613992\/"},"modified":"2026-09-04T07:24:12","modified_gmt":"2026-09-04T07:24:12","slug":"irish-house-prices-overvalued-by-17-with-middle-income-households-hit-hardest-the-irish-times","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/ie\/613992\/","title":{"rendered":"Irish house prices overvalued by 17% \u2018with middle-income households hit hardest\u2019 \u2013 The Irish Times"},"content":{"rendered":"<p class=\"c-paragraph paywall \">Irish house prices are overvalued by about 17 per cent with the burden falling \u201chardest\u201d on middle-income <a href=\"https:\/\/www.irishtimes.com\/tags\/housing-crisis\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/housing-crisis\">households<\/a>, a new report has concluded.<\/p>\n<p class=\"c-paragraph paywall \">The analysis by the <a href=\"https:\/\/www.irishtimes.com\/tags\/esri\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.irishtimes.com\/tags\/esri\">Economic and Social Research Institute (ESRI)<\/a> said there had been a sustained increase in house prices since mid-2013, which had resulted in real house prices approaching their pre-financial crash levels.<\/p>\n<p class=\"c-paragraph paywall \">Real house prices measure how the price of housing has changed when adjusting for inflation, illustrating the change in purchasing power.<\/p>\n<p class=\"c-paragraph paywall \">While the report does not conclude that the market here is on the brink of another crash, it said there were now \u201cheightened concerns regarding potential overvaluation and the emergence of imbalances within the Irish residential real estate market\u201d.<\/p>\n<p class=\"c-paragraph paywall \">The report estimated where house prices should be on the basis of economic fundamentals such as income, interest rates and demographics, concluding they are overvalued by 17 per cent.<\/p>\n<p class=\"c-paragraph paywall \">This was up from 8 to 10 per cent in 2024, marking \u201ca gradual upward trend in overvaluation in the 2020s\u201d.<\/p>\n<p class=\"c-paragraph paywall \">The current level of overvaluation compares to a peak of more than 40 per cent seen back in 2006 just before the crash.<\/p>\n<p class=\"c-paragraph b-it-article-body__interstitial-link\">[\u00a0<a aria-label=\"Open related story\" class=\"c-link\" href=\"https:\/\/www.irishtimes.com\/business\/2026\/09\/04\/irish-house-prices-overvalued-by-17-with-middle-income-households-hit-hardest\/\" rel=\"noreferrer nofollow noopener\" target=\"_blank\">The Irish Times view on the ESRI housing report: house prices alarmingly overvaluedOpens in new window<\/a>\u00a0]<\/p>\n<p class=\"c-paragraph paywall \">\u201cUnlike the pre-crisis period, which was driven by excessive credit growth and loose lending standards, the current episode of overvaluation appears to be primarily an affordability issue,\u201d said the ESRI.<\/p>\n<p class=\"c-paragraph paywall \">\u201cHouse prices have risen faster than incomes, mortgage rates have increased, and not enough homes are being built to meet demand,\u201d it said.<\/p>\n<p class=\"c-paragraph paywall \">The deterioration in affordability was \u201cmost acute\u201d at the median or midpoint of the income distribution, it said, with households in these income categories experiencing \u201cthe largest deviation from their own historical norms\u201d.<\/p>\n<p class=\"c-paragraph paywall \">Despite the affordability pressures, indicators of household debt and the wider credit market remain well below the levels seen before the financial crisis, the report said, suggesting the financial system is in a considerably stronger position than it was in 2007\u20132008.<\/p>\n<p class=\"c-paragraph paywall \">This was partly attributed to the Central Bank of Ireland\u2019s mortgage rules, introduced in 2015, to prevent the type of reckless borrowing and lending seen during the Celtic Tiger period.<\/p>\n<p><img decoding=\"async\" alt=\"\" class=\"c-image audio_image\" src=\"https:\/\/www.newsbeep.com\/ie\/wp-content\/uploads\/2026\/09\/1788506652_234_1784803479672-9ae96ac7-c636-4bcb-998c-c0aedcc60931.jpeg\"\/>How many new homes does Ireland really need?
