The former Nemo Rangers grounds on Douglas Road<\/p>\n
When Nemo Rangers moved to their impressive new grounds at Trabeg on the South Douglas Road almost two decades ago – there were plans to quickly develop the pitches they had left behind for housing.<\/p>\n
However, their former grounds on the Douglas Road have lain empty since that move in 2007, and it was only very recently that some initial groundwork to enlarge the entrance to the former GAA grounds was completed, ahead of the long-awaited residential development that has gone through several plans and proposals.<\/p>\n
The latest planning application, from a company in the Kenny Property Group, has just been made and is for 192 homes with associated facilities and road connections.<\/p>\n
The ‘Orchard Gardens’ development is a revised proposal following issues with previous planning applications for the site and it will consist of:<\/p>\n
49 two and three-bed homes142 two and three-bed apartments in 3 six-storey blocks.A three-storey mixed-use building with a commercial unit and a two-storey creche<\/p>\n
The latter building will be placed in the northwest corner of the site between the Douglas and South Douglas Roads. However, one of the main issues for residents in the area will be traffic access to the site, a concern that featured largely in past planning applications.<\/p>\n
The initial plan was for a mixed, 102-house scheme in 2009, followed by revised plans for 204 homes in 2018, after objections from local residents about height and density and the impact on traffic in the area. There was another planning application made in late 2022 for 202 units, 49 houses and 152 apartments.<\/p>\n
Now this has been revised again, with the developers making further changes to reduce density and to make improvements on access and traffic impact that they believe will allow the site to be finally developed for much-needed homes in this area close to the city centre.<\/p>\n
There are now 3 rather than 5 apartment buildings and more public areas to make the site less dense and more ‘green’.<\/p>\n
The main entrance will be from the Douglas Road, but there will be greater space for pedestrians and cyclists from the South Douglas Road, with the hope that this will be attractive and sustainable for the site that is within a short bike ride or walk of the city centre.<\/p>\n
