Media couple Eden Harel and Oded Menashe purchased a five-room mini-penthouse in Ra’anana for NIS 7.3 million ($2.19 million). The 141-square-meter apartment, located on the sixth floor of the Rambam 21-23 project by Capital Platinum Group, includes a 62-square-meter balcony. The deal reflects a price of NIS 45,000 ($13,500) per square meter.The purchase comes shortly after the developer received full building permits for the project in Ra’anana Central South neighborhood. Construction is set to begin in about three months, with occupancy expected in 36 months. As part of an urban renewal plan under the Tama 38 demolition-and-rebuild framework, two old buildings with 21 units will be razed and replaced by a seven-story boutique building with two separate entrances and 53 new apartments.

The project offers three- to five-room apartments starting at NIS 3.1 million (USD 930,000), along with garden units, mini-penthouses, and penthouses. It was designed by Arcod Architects in collaboration with architect Albert Escola of AEA (Albert Escola Architect), who is responsible for the public spaces. Harel and Menashe, married for 18 years and parents of six, have lived in Ra’anana for several years and plan to move into the new apartment once construction is complete.
According to real estate website Madlan, the average price per square meter in Ra’anana Central South neighborhood, which holds a socioeconomic index rating of 8 out of 10, is about NIS 34,000 ($10,200). The average home purchase price in the neighborhood is NIS 3.5 million ($1.05 million), while average monthly rent is around NIS 7,800 ($2,340).
Capital Platinum is a financial and development group specializing in residential construction, urban renewal, and non-bank financing for real estate developers and contractors. The group is currently advancing dozens of projects nationwide, totaling roughly 10,000 housing units, with 610 under construction and more than 350 already occupied.
“This deal highlights the strong demand for housing in Ra’anana and reinforces the project’s status as one of the city’s most sought-after boutique developments,” said CPA Roni Zohar, chairman of the Capital Platinum Group.
