Actor Tusshar Kapoor recently shared his views on real estate, investments and lifestyle choices during a rapid-fire interaction with Edstate Learning and The Green Cottage founder Mayank Agarwal at the launch of Agarwal’s new brand, The House of Jets. The candid session offered insight into how Kapoor currently views property development alongside his long-standing career in Bollywood.

When asked to choose between Bollywood and real estate, Kapoor made his preference clear. “Real estate,” he said without hesitation. His confidence extended to geography as well, as he weighed in on where investors might see stronger returns. Comparing Mumbai and Pune, Kapoor stated, “Pune will give more growth. I’m thinking that, yeah, right now.”
Kapoor consistently leaned towards property over other investment avenues during the interaction. Choosing real estate over the stock market, he again responded, “Real estate.” On the question of what is more enjoyable to build, he said, “Affordable housing is more fun to build,” indicating an interest in projects beyond luxury developments.
Speaking from an investor’s perspective, Kapoor revealed his preference for completed properties. Asked whether he would choose under-construction homes or ready-to-move-in homes, he replied, “Ready to move in homes.” This practical approach was further reflected when he was asked to choose between a Bollywood acting set and a real estate construction site. “At this point, real estate construction site,” he said.
However, cinema still holds its place in his life. When given a choice between reading a film script or reviewing real estate agreements, Kapoor admitted, “Reading a film script. Agreements are very boring.”
Kapoor also spoke about working in real estate alongside his family, describing the experience simply as one where “there’s always a surprise.” On lifestyle preferences, he shared that he is “always biassed towards sea facing apartments,” though he added that “a luxury villa in the hills sounds very, very exotic and sounds like the Swiss Alps.”
Discussing everyday comforts, Kapoor named “the gym” as his favourite building amenity, while revealing a quieter personal routine at home. “My evening sofa where I sit and read the papers and have my coffee,” he said, when asked about his favourite spot in his house.
Looking at the future of Indian real estate, Kapoor did not single out one city. Instead, he said, “I think all these smart, new smart cities coming up” would see growth. Drawing from his years in the film industry, he concluded the interaction by sharing one principle he applies across professions: “Hard work always pays off.”
