More than five years after closing its freestanding emergency center in Goochland, HCA has unloaded the property in an eight-figure deal.
The health system sold the shuttered West Creek Emergency Center for $11 million in a transaction that was recorded in late September, according to online property records. The buyer was an entity tied to local developer Rob Chesson.
The 11,000-square-foot building at 12720 Tuckahoe Creek Parkway is situated on a 57-acre property in eastern Goochland.
HCA bought the land in 2006 for $10.5 million. It then built the emergency facility and opened it for business in 2012. The ER was the sole HCA facility in Goochland before it closed in April 2020 in the early days of the COVID-19 pandemic.
The health system described the move initially as a temporary closure, saying at the time that it had suspended operations there to redeploy resources elsewhere due to the pandemic. However, it never reopened and as of last week the facility was still draped with banners announcing a “temporary suspension of all services.”
The property’s most recent assessed value is $12.9 million. The property’s alternate address is 12720 Tuckahoe Creek Court.
Matt Hamilton and Eric Williford of CBRE represented HCA in the sale. Ryan Fanelli of Commonwealth Commercial represented Chesson.
What’s next for the property, including its mostly undeveloped acreage, was unclear last week. Chesson didn’t respond to requests for comment.
The health system said it plans to use the proceeds from the sale to “invest in future growth in the region,” according to an HCA spokesman.
Among the health system’s known upcoming projects in the Richmond area are plans to open standalone ERs in Richmond and Chesterfield in 2026, as well as open more local urgent care clinics. HCA is also planning to open a new hospital, which would be at the intersection of Hull Street and Otterdale roads in Chesterfield.
