Starhotels Collezione, the Florence-based Italian hotel group, announced the opening of Teatro Luxury Apartments in October 2025. These serviced apartments in Florence, Italy, are located just outside the historic center, marking a new venture for Starhotels, which already operates serviced apartments in Milan and Venice.
Visitors to Italy often overlook serviced apartments, an ideal type of accommodation for families and travelers who want to visit the city for an extended stay, either for business or vacation.
These residences also appeal to digital nomads, travelers attending global events and conferences, those who prefer to live like locals, and anyone considering future relocation.
Serviced Apartments In Florence: Stepping Into History

This collection of 156 luxury apartment-style residences is located in the Corso Italia district, just outside the UNESCO-listed historic center of Florence. This is a real neighborhood with authentic shops and restaurants, removed from the hordes of tourists near the Duomo.
These units sit on the footprint that housed the historic Politeama Fiorentino opera house, which opened in 1862. The popular theatre was a cultural mecca that drew thousands to its operas, ballets and other public events, and hosted legendary greats including Maria Callas and Franco Zeffirelli.
After surviving a fire in 1864 and bombings during World War II, the building housing the theatre was restored by the city in 1961. It became closely associated with the annual Maggio Musicale Fiorentino, one of the country’s most important music festivals.
The land lay vacant for several years after the renamed Maggio Musicale Fiorentino theater moved to a larger space in 2014, and the theatre was demolished in 2021.
This visionary residential project, part of a larger urban regeneration effort, was designed by Vittorio Grassi Architects in partnership with Starhotels, which was selected to manage the property. The project is set across three buildings named Verdi, Rossini, and Puccini, an homage to its history, with a new piazza that connects the site with the neighborhood.

While precise estimates vary, most reports suggest that serviced apartments are a growing sector of the accommodations market globally. The serviced apartment market in Italy is expanding rapidly, especially in major cities like Rome, Milan and Florence, according to Grandview Research.
The Hoxton House Florence, a 3-bedroom, 4-bath serviced apartment close to The Hoxton Hotel, also opened in Florence in 2025. Other luxury serviced apartments in the city (that predated Teatro Luxury Apartments and The Hoxton House) include four Lungarno Apartments (part of the Ferragamo Family’s Lungarno Collection) and the Tournabuoni Suites Collection Residenza D’Epoca (12 suites and one double-room, housed in a 16th-century palazzo).

The Teatro Luxury Apartments complex includes the three buildings, a two-story underground garage, and a public plaza, Piazza Maria Callas, which connects the site with its surrounding neighbors.
The complex is located on Via Magenta, steps away from the Lungarno, the city’s scenic waterfront promenade beside the Arno River. The Santa Maria Novella Church is a 13-minute walk, and the main train station in Florence is 16 minutes away.
The comfortably furnished apartments range in size from studios to three-bedroom units with fully equipped kitchens and living areas. Some larger units offer panoramic terraces with views of Florence and the surrounding hills. The furnishings and finishes reflect Italian craftsmanship and design.
Unlike many serviced apartments, this one has a dedicated on-site team with 24-hour reception, concierge and guest relations staff, as well as housekeeping and security. Guests have access to fitness facilities, social and co-working spaces and parking, a precious commodity in Florence.
The larger multi-bedroom units are pet-friendly and allow families to spend time together and time apart. As part of the Starhotels Very Important Kids (V.I.K.) program, the apartments offer baby gear, toys, and curated city experiences.
This month (July 2026), the project achieved LEED Gold certification for its commitment to sustainability, energy efficiency and responsible urban regeneration. An on-site restaurant, contemporary bar, and wellness center with a spa are slated to open soon.
