So, there’s unlikely to be any immediate flow through to property prices.

It’s difficult to argue otherwise, especially if the numbers are averaged across the industry.

But loans to property investors are growing at an alarming clip, now making up more than 40 per cent of all new loans.

And given some banks are far more aggressive than others, it doesn’t take too much for things to get out of hand.

The Australian Prudential Regulation Authority (APRA) made a similar move back in 2014 with limited success.

But three years later, it specifically took aim at investors and engineered a significant drop in housing prices before the pandemic hit.

Home loan caps coming

The banking regulator will impose restrictions on home loans from early next year to limit the number of “high-risk” large loans being issued to customers.

The move also highlights two important issues.

The first is that all our financial regulators, from Australian Securities and Investments Commission (ASIC) and APRA to the Reserve Bank, are actively eyeing off potential threats to the economy.

And, more importantly, it perfectly illustrates why economic management across the developed world has been largely removed from government.

Our housing price bubble has been ably assisted by governments stretching back more than half a century.

Tax incentives to invest in property and to then limit taxes on the capital gains have directed much of our savings into merely putting a roof over our heads.

Loading…

While we delude ourselves each year into believing those reports about the enormous growth in Australian household wealth — driven mostly by hugely expensive housing values — we rarely look on the other side of the ledger.

That’s where close to $3.3 trillion worth of debt is sitting, overwhelmingly driven by enormous mortgages.

Australian household debt is among the highest in the world.

That poses a potential threat to our financial stability, limiting the Reserve Bank’s ability to cut interest rates.

That is why APRA is acting, even if ever so meekly.

Loading…The never-ending boom

It’s been called a bubble for more than 15 years.
