{"id":199125,"date":"2025-12-23T03:24:09","date_gmt":"2025-12-23T03:24:09","guid":{"rendered":"https:\/\/www.newsbeep.com\/il\/199125\/"},"modified":"2025-12-23T03:24:09","modified_gmt":"2025-12-23T03:24:09","slug":"herzog-de-meuron-to-design-mixed-use-tower-in-greenwich-village","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/il\/199125\/","title":{"rendered":"Herzog &#038; de Meuron to design mixed-use tower in Greenwich Village"},"content":{"rendered":"<p>Hudson Mosaic, a proposed mixed-use tower for a vacant lot in Manhattan\u2019s Hudson Square neighborhood designed by <a href=\"https:\/\/www.archpaper.com\/tag\/herzog-de-meuron\/\" rel=\"nofollow noopener\" target=\"_blank\">Herzog &amp; de Meuron<\/a> and <a href=\"https:\/\/www.archpaper.com\/tag\/curtis-ginsberg-archtiects\/\" rel=\"nofollow noopener\" target=\"_blank\">Curtis + Ginsberg<\/a>, is slated to become <a href=\"https:\/\/www.villagepreservation.org\/campaign\/388-hudson-street\/\" rel=\"nofollow noopener\" target=\"_blank\">the tallest building in Greenwich Village<\/a>.<\/p>\n<p>The New York City Department of Housing Preservation &amp; Development (<a href=\"https:\/\/www.archpaper.com\/tag\/department-of-housing-preservation-and-development\/\" rel=\"nofollow noopener\" target=\"_blank\">HPD<\/a>), Department of Parks &amp; Recreation (<a href=\"https:\/\/www.archpaper.com\/tag\/nyc-department-of-parks-recreation\/\" rel=\"nofollow noopener\" target=\"_blank\">NYC Parks<\/a>), and Department of Environmental Protection (DEP) selected Camber Property Group, Services for the UnderServed, and Essence Development last week to develop the site. Herzog &amp; de Meuron will be the design architect and Curtis + Ginsberg the architect of record.<\/p>\n<p>Services for the UnderServed previously collaborated with Marvel on an affordable residential tower in the Bronx, as <a href=\"https:\/\/www.archpaper.com\/2025\/01\/marvel-architects-bronx-low-income-housing\/\" rel=\"nofollow noopener\" target=\"_blank\">reported<\/a> by AN. At 388 Hudson Street, Herzog &amp; de Meuron envisions a tower with \u201cnearly\u201d 280 affordable units that rests on a podium containing a sizable <a href=\"https:\/\/www.archpaper.com\/tag\/community-centers\/\" rel=\"nofollow noopener\" target=\"_blank\">community center<\/a>.<\/p>\n<p>Renderings show the podium broken up into staggering volumes expressed in brick, glass, and screening. The tower component will rise over 300 feet and have bay windows on the north-south elevations. The footprint will utilize only a portion of the site to allow for an exterior basketball court on the ground plane.<\/p>\n<p>\u201cAt once iconic and responsive, the project weaves residential and public programs into a cohesive architectural statement, grounded in brick materiality, public art, and a shared civic identity,\u201d the architects <a href=\"https:\/\/www.herzogdemeuron.com\/news\/hudson-mosaic\/\" rel=\"nofollow noopener\" target=\"_blank\">shared<\/a> in a description of the design.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-405955 size-full\" src=\"https:\/\/www.newsbeep.com\/il\/wp-content\/uploads\/2025\/12\/388-Hudson-Street-NW-Corner-Rendering.jpeg\" alt=\"northwest view of the tower\" width=\"1600\" height=\"2000\"  \/>The tower component will rise over 300 feet and have bay windows on the north-south elevations. (Courtesy Hudson Mosaic Development Team)<\/p>\n<p>Of the 280 or so units, 15 percent will be for formerly homeless New Yorkers. Herzog &amp; de Meuron in a statement said the building will be all-electric and incorporate Passive House strategies in order to meet Local Law 97\u2019s energy efficiency targets. The building will combat extreme heat or flooding scenarios with a backup power system, rooftop solar panels, and a green roof.<\/p>\n<p>The community center will have a six-lane swimming pool with large, north-south oriented windows that look out onto JJ Walker Park and Hudson Houston Plaza. It will also have a full court, high school regulation basketball gymnasium for sport and assemblies. (Courtesy Hudson Mosaic Development Team)<\/p>\n<p>This will make it the first development on city land that co-locates 100 percent affordable housing with a recreation center, according to Deputy Mayor for Housing, Economic Development, and Workforce Adolfo Carri\u00f3n, Jr.<\/p>\n<p>From Parkland to Housing<\/p>\n<p>The land is today owned by the DEP. It has <a href=\"https:\/\/www.villagepreservation.org\/campaign\/388-hudson-street\/\" rel=\"nofollow noopener\" target=\"_blank\">long been used<\/a> to house hatchways and air vents to support New York City\u2019s <a href=\"https:\/\/en.wikipedia.org\/wiki\/New_York_City_Water_Tunnel_No._3\" rel=\"nofollow noopener\" target=\"_blank\">Water Tunnel No. 3<\/a>, an infrastructure project authorized back in 1954. The tunnel is nearing completion, opening up 388 Hudson Street for redevelopment.<\/p>\n<p>City officials initially said 388 Hudson Street would be a park. In 2021, Community Board 2 urged the city to build housing there instead.<\/p>\n<p>Given its location in a historic district, the developers went back and forth with the city and preservation groups about the building\u2019s height, unit count, and programming, culminating in the latest design by Herzog &amp; de Meuron. The design is informed by a <a href=\"https:\/\/www.nyc.gov\/assets\/hpd\/downloads\/pdfs\/services\/388-hudson-cvr.pdf\" rel=\"nofollow noopener\" target=\"_blank\">Community Visioning Report<\/a> issued in April 2024 by HPD.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-405954 size-full\" src=\"https:\/\/www.newsbeep.com\/il\/wp-content\/uploads\/2025\/12\/388-Hudson-Street-Gym-Rendering.jpeg\" alt=\"Hudson mosaic basketball court\" width=\"2000\" height=\"1125\"  \/>In addition a swimming pool, Hudson Mosaic will have a high school regulation basketball court.
