Similar growth was expected over 2027.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">But analysis of the KPMG growth predictions using PropTrack median price data has revealed that even the more modest growth expected in some areas could push prices to new levels of extreme.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">SEE PROJECTIONS FOR EACH CAPITAL BELOW<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">This included in Sydney, where house prices w<a href=\"https:\/\/www.realestate.com.au\/news\/kpmg-forecasts-huge-sydney-house-price-jump\/?campaignType=external&amp;campaignChannel=syndication&amp;campaignName=ncacont&amp;campaignContent=&amp;campaignSource=daily_telegraph&amp;campaignPlacement=article\" rel=\"nofollow noopener\" target=\"_blank\">ere tipped to rise 5.8 per cent over 2026 and 5.7 per cent over 2027<\/a> \u2013 well below the national average and below soaring growth levels of previous years.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">But with the citywide median already at $1.62m, this level of growth will pull prices up by an average of $192,000 over the next two years, leaving the median house price at $1.81m by the start of 2028, the modelling showed. <\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Even more alarming was Brisbane, <a href=\"https:\/\/www.realestate.com.au\/news\/brisbane-house-prices-to-surge-11pc-nearly-double-sydney\/?campaignType=external&amp;campaignChannel=syndication&amp;campaignName=ncacont&amp;campaignContent=&amp;campaignSource=the_courier_mail&amp;campaignPlacement=article\" rel=\"nofollow noopener\" target=\"_blank\">where the median house price was forecast to rise 10.9 per cent this year and another 8.9 per cent next year<\/a>.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">This level of growth would push the current Brisbane median house price of $1.15m to just short of $1.4m, a rise of nearly $240,000.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Such prices would likely mean Brisbane overtaking Sydney as the country\u2019s least affordable capital given the lower household incomes in the Queensland capital relative to the Harbour City.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">KMPG said continued price growth would be driven by housing shortages and the government\u2019s expanded <a href=\"https:\/\/www.realestate.com.au\/news\/competition-for-affordable-sydney-homes-to-intensify-as-listings-drop\/?campaignType=external&amp;campaignChannel=syndication&amp;campaignName=ncacont&amp;campaignContent=&amp;campaignSource=daily_telegraph&amp;campaignPlacement=article\" rel=\"nofollow noopener\" target=\"_blank\">5 per cent deposit scheme<\/a> (First Home Guarantee).<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">KPMG chief economist Dr Brendan Rynne said the market has defied gravity.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cThe strong momentum in the first half of 2025 should have moderated as affordability pressures continued to spook buyers,\u201d Dr Rynne said. <\/p>\n<p><img class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa size-full wp-post- wp-image-1096322\" loading=\"eager\" decoding=\"async\" aria-describedby=\"caption-attachment-1096322\" data-capiid=\"9350d88ac41758e607d58fe78fb95da0\" width=\"1280\" height=\"720\" src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; viewBox=&quot;0 0 1280 720&quot;%3E%3C\/svg%3E\"  alt=\"\"\/><\/p>\n<p id=\"caption-attachment-1096322\" class=\"wp-caption-text\">KPMG chief economist Dr Brendan Rynne.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cBut instead, the second half of last year accelerated growth further, especially in already overheated cities Perth and Brisbane.\u201d<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">The driving force behind strong predicted home price growth in some areas is a severe mismatch between population growth and housing construction. <\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">KPMG projects that housing supply will fall short of targets by roughly 30 per cent over the next two years.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cDespite the fact there aren\u2019t enough houses being built, buyers in these cities are prepared to pay more than the supply shortage would justify,\u201d Dr Rynne said.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Here is a city-by-city breakdown of what homes will be worth at the start of 2028 if forecast growth was modelled against current prices:<\/p>\n<p>Melbourne on the rebound<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Melbourne\u2019s market is picking up after a period of stagnation, driven by \u201cgenuine underlying demand\u201d. <a href=\"https:\/\/www.realestate.com.au\/news\/melbourne-house-prices-tipped-to-rise-14pc-kpmg\/?campaignType=external&amp;campaignChannel=syndication&amp;campaignName=ncacont&amp;campaignContent=&amp;campaignSource=herald_sun&amp;campaignPlacement=article\" rel=\"nofollow noopener\" target=\"_blank\">House prices were forecast 6.8 per cent in 2026 and 7.3 per cent in 2027<\/a>.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">With this growth, the median house price would hit $1.16m by 2028, a $148,000 rise from the current level of $1.01m. <\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Unit prices will increase to $708,641, a rise of over $82,000 from the current $626,000 median.<\/p>\n<p><img class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa size-full wp-post- wp-image-1096323\" loading=\"eager\" decoding=\"async\" aria-describedby=\"caption-attachment-1096323\" data-capiid=\"a646308296fc785170966d32fae5ba55\" width=\"1280\" height=\"720\" src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; viewBox=&quot;0 0 1280 720&quot;%3E%3C\/svg%3E\"  alt=\"\"\/><\/p>\n<p id=\"caption-attachment-1096323\" class=\"wp-caption-text\">Melbourne home prices are expected to recover.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Dr Rynne pointed out that Melbourne\u2019s sluggish performance in recent years has created a value gap. <\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cMelbourne\u2019s comparatively lower price base compared to other capital cities is likely to provide room for further growth and help sustain momentum over the coming years.\u201d<\/p>\n<p>Perth to soar past million-dollar mark<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Perth prices are expected grow nearly 13 per cent in the next 12 months alone.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">With this level of growth, the median house price will reach $1.2m by the start of 2028, an increase of $187,000 from about $1m currently. <\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Units will hit a median of $753,000, up $103,000 in two years.<\/p>\n<p><img class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa size-full wp-post- wp-image-1096324\" loading=\"eager\" decoding=\"async\" aria-describedby=\"caption-attachment-1096324\" data-capiid=\"02e19d945e937d54b2767fd7f8771cb5\" width=\"1280\" height=\"720\" src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; Many mining companies are headquartered in Perth.\"\/><\/p>\n<p id=\"caption-attachment-1096324\" class=\"wp-caption-text\">Perth has changed from one of the country\u2019s most affordable cities to one of the most expensive.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cPerth continues to record the fastest population growth in the country and limited housing supply is keeping upward pressure on prices,\u201d Dr Rynne explained.<\/p>\n<p>Adelaide units to boom<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Adelaide units are forecast to record the sharpest rise relative to current values, jumping an average of $114,000 over the next two years. This will mean the median unit price will be $746,000 by 2028. <\/p>\n<p><img class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa size-full wp-post- wp-image-1096325\" loading=\"eager\" decoding=\"async\" aria-describedby=\"caption-attachment-1096325\" data-capiid=\"be98748accfb2253e2acdcffa025bfce\" width=\"1280\" height=\"720\" src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; viewBox=&quot;0 0 1280 720&quot;%3E%3C\/svg%3E\"  alt=\"Darmo Aerial\"\/><\/p>\n<p id=\"caption-attachment-1096325\" class=\"wp-caption-text\">Sluggish home construction is expected to put upward pressure on prices.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">The median house price will reach $1.08m in 2028, up $114,000 from the start of 2026.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Dr Rynne said affordability issues were forcing a structural shift toward apartment living. <\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cOver the next two years, affordability issues are likely to maintain steady demand for units, particularly in capital cities where escalating prices have left a large portion of the population unable to purchase a detached house.\u201d<\/p>\n<p>Hobart to get modest recovery<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Hobart is expected steady but slower growth.
