{"id":274762,"date":"2026-02-05T04:17:10","date_gmt":"2026-02-05T04:17:10","guid":{"rendered":"https:\/\/www.newsbeep.com\/il\/274762\/"},"modified":"2026-02-05T04:17:10","modified_gmt":"2026-02-05T04:17:10","slug":"buc-ees-annexation-application-withdrawn-from-palmer-lake","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/il\/274762\/","title":{"rendered":"Buc-ee\u2019s annexation application withdrawn from Palmer Lake"},"content":{"rendered":"<p>Plans to build a second Buc-ee\u2019s travel center in Colorado appeared to be in limbo Wednesday after the town of Palmer Lake announced that property owner Monument Ridge West LLC had withdrawn its annexation application.\n<\/p>\n<p>The planned development of a gigantic gas station along Interstate 25 in El Paso County has been highly controversial, facing opposition from some residents and community groups who fear increased traffic, strained infrastructure and impacts on the town\u2019s water supply.<\/p>\n<p>Representatives from Texas-based Buc-ee\u2019s and Monument Ridge West LLC did not respond to requests for comment from The Denver Post on Wednesday.\n<\/p>\n<p>\u201cThis outcome did not happen by accident. It happened because citizens organized, spoke out, voted and refused to be ignored,\u201d said Katherine Gayle, chief legal counsel for <a href=\"https:\/\/www.integritymatterscos.org\/\" rel=\"nofollow noopener\" target=\"_blank\">Integrity Matters<\/a>, a nonprofit watchdog group based in Colorado Springs that has been heavily involved in the fight over Buc-ee\u2019s.<\/p>\n<p>Palmer Lake Town Clerk and Administrative Supervisor Erica Romero said in an email to The Post that the town does not currently have legal representation and she was unable to comment further on the withdrawn application.<\/p>\n<p>\u201cThe town followed the established state annexation process, including public notice and opportunities for community input,\u201d town officials said in a brief <a href=\"https:\/\/www.townofpalmerlake.com\/administration\/page\/public-notice-annexation-application-withdrawn\" target=\"_blank\" rel=\"noopener nofollow\">public notice posted on the municipal website Wednesday<\/a>.\n<\/p>\n<p>This marks the second withdrawal of the Buc-ee\u2019s annexation application. <a href=\"https:\/\/www.denverpost.com\/2025\/03\/14\/bucees-palmer-lake-annexation-withdrawn\/\" rel=\"nofollow noopener\" target=\"_blank\">The first occurred in March<\/a>, when Maria Larsen, manager of Monument Ridge West, said the proposal would be revised. A <a href=\"https:\/\/www.denverpost.com\/2025\/06\/03\/bucees-palmer-lake-annexation-approved\/\" rel=\"nofollow noopener\" target=\"_blank\">new application was then submitted<\/a> shortly after.\n<\/p>\n<p>Buc-ee\u2019s had proposed to develop nearly 25 acres, including a 74,000-square-foot retail convenience store, 120 fuel pumps, 12 electric vehicle charging stations and 780 parking spaces, according to a fiscal impact analysis report prepared last year by Economic &amp; Planning Systems Inc.<\/p>\n<p>Even as questions remain about whether Buc-ee\u2019s will ultimately build a mega gas station in Palmer Lake or elsewhere in Colorado, <a href=\"https:\/\/www.denverpost.com\/2025\/09\/24\/lamar-bucees-palmer-lake-colorado\/\" rel=\"nofollow noopener\" target=\"_blank\">such as Lamar<\/a>, opposition to the proposal has already <a href=\"https:\/\/www.denverpost.com\/2025\/08\/30\/bucees-palmer-lake-recall\/\" rel=\"nofollow noopener\" target=\"_blank\">transformed local politics<\/a>, contributing to the former mayor\u2019s resignation, lawsuits, a recall election and significant attention from Tri-Lakes residents, community organizations and public officials.\n<\/p>\n<p>Colorado\u2019s first Buc-ee\u2019s debuted in Johnstown, in northern Colorado, in March 2024.<\/p>\n<p>Wednesday\u2019s news quickly circulated on social media, sparking discussion across several Facebook groups, including <a href=\"https:\/\/www.facebook.com\/groups\/1234287141209837\" rel=\"nofollow noopener\" target=\"_blank\">\u201cStop the Palmer Lake Buc-ees,\u201d<\/a> about what the move could mean.\u00a0While some celebrated, others remained skeptical. One member wrote, \u201cWe shouldn\u2019t be fooled that they\u2019re going away.\u201d<\/p>\n<p>The town\u2019s next Board of Trustees meeting will be held at 6 p.m. Feb. 12.\t\t\t\t<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\" lazyautosizes lazyload\" alt=\"An image of the proposed site.
