In the world of high-end real estate, a celebrity pedigree doesn\u2019t always guarantee a bidding war. Case in point: Jennifer Lopez<\/a> and Ben Affleck haven\u2019t been able to offload their palatial Beverly Hills home even after 20 months and multiple price cuts. In January, the former couple\u2014who finalized their divorce a year ago\u2014pulled<\/a> the lavish property off the market for the second time after failing to secure a buyer<\/a> at the reduced price of $52 million. (They initially wanted $68 million.) And now, Affleck reportedly gave his half of the estate to Lopez as a gift, no strings attached, per TMZ.<\/a><\/p>\n

Part of the issue with why the home hasn\u2019t sold might very well be the sluggish state of housing market at large. However, a new Wall Street Journal<\/a> report showed that despite overall sagging sales, properties listed for over $10 million boomed in 2025. Redfin data,<\/a> meanwhile, reveals the average Beverly Hills listing sells just 95 days after hitting the market. So, what\u2019s really going on? Below, ELLE Decor tracks the unending saga from the beginning.<\/p>\n

2018: The House Lists for $135 Million\"Los<\/p>\n

In June 2018, a few years before Affleck and Lopez rekindled their romance, the contemporary French ch\u00e2teau\u2019s prior owner listed it for a staggering $135 million.<\/a> The five-acre Beverly Crest property comprises a 38,000-square-foot main house<\/a>, originally built in 2000, that includes 12 bedrooms, plus a 5,000-square-foot guesthouse, caretaker cottage, and two-bedroom guardhouse. Per Zillow,<\/a> the owner ended up cutting the price four times in five years, ultimately landing on a $75 million price tag in March 2023\u2014more than a 44 percent total drop.<\/p>\n

May 2023: Bennifer 2.0 Buys House<\/p>\n

Lopez and Affleck got back together<\/a> in the spring of 2021, with the media and fans dubbing them \u201cBennifer 2.0.\u201d The couple got engaged the following April<\/a> and wed in the summer of 2022 with two separate ceremonies, one in Las Vegas and one in Riceboro, Georgia. By the start of 2023, Lopez revealed<\/a> they had blended their families and started moving in together, but they were still house hunting, allegedly viewing 80 homes.<\/a> After three potential sales<\/a> on different properties fell through, the couple officially closed on the fully-furnished Beverly Crest estate in May 2023<\/a>, buying it for $60.85 million.<\/p>\n

July 2024: The House Goes Back on the Market Amid Bennifer Divorce Rumors\"81st<\/p>\n

Affleck and Lopez\u2019s marriage turned out to be short lived\u2014by early 2024 separation rumors<\/a> started surfacing. In June 2024, a little over a year after closing on their opulent home, TMZ<\/a> reported the couple was quietly shopping it as a pocket listing as they headed toward divorce, with Affleck already out of the house for good. They officially put it on the market on July 11, 2024 for $68 million<\/a> with Santiago Arana of The Agency. Less than two weeks later,<\/a> Affleck bought his own $20.5 million home in Brentwood, all but confirming the split. Lopez filed for divorce<\/a> a month later, on August 20, their two-year wedding anniversary, citing irreconcilable differences.<\/p>\n

May 2025: First Price Reduction<\/p>\n

With their divorce finalized<\/a> in January 2025 and the mansion lingering on the market, Affleck and Lopez slashed roughly $8 million off the price on May 6, 2025, a nearly 12 percent cut. TMZ<\/a> reported that Lopez continued to reside at the home during this time, as she renovated her new Hidden Hills estate. The $59.95 million price essentially ensured they\u2019d take a loss on the estate. They removed it<\/a> from the multiple listing service (MLS) on July 2, with People<\/a> claiming it was a \u201cbusiness decision that they made together.\u201d<\/p>\n

Sept. 2025: Second Price Reduction\""Kiss<\/p>\n

In September, the ex-couple shaved another $8 million off the asking price and put the residence back up for sale<\/a> for $52 million. That\u2019s a total discount of $16 million, or 23.5 percent off their initial number.<\/p>\n

Jan. 2026: Pulled Listing<\/p>\n

In January, People<\/a> reported Lopez and Affleck yanked the property off the market yet again. We\u2019ll see whether it can make it back on the market at a later date, or if another price cut will move the listing once and for all.<\/p>\n

April 2026: Affleck Reportedly Gifts Lopez His Half<\/p>\n

In the aftermath of their split, the ex-couple reportedly<\/a> modified their property settlement, a copy of which TMZ<\/a> obtained in April. The document notes that there was a \u201ctransfer of property among spouses,\u201d and sources told the outlet that Affleck gifted his half of the marital estate to Lopez\u2014for free. Given the most recent listing price at $52 million, the exchange is worth roughly $26 million, with Lopez as the sole owner now on the deed. The news comes just weeks after Affleck sold his AI company,<\/a> InterPositive, to Netflix for a reported $600 million.<\/p>\n
