When clearance rates are below 60 per cent, property prices are likely to be falling.<\/p>\n<p>It\u2019s a noticeable drop <a class=\"inline-link\" href=\"https:\/\/www.smh.com.au\/property\/news\/the-good-news-for-home-sellers-this-spring-and-the-bad-news-for-buyers-20250807-p5ml7s.html\" rel=\"nofollow noopener\" target=\"_blank\">since early spring last year<\/a>, when both cities were close to the 70 per cent mark that indicates solid, although not booming, price growth. By the start of the traditional spring selling season, the Reserve Bank had delivered three cuts to the cash rate, and borrowers were hoping for one or two more by Christmas.<\/p>\n<p>But those cuts never arrived. Inflation numbers started to look less promising. <a class=\"inline-link\" href=\"https:\/\/www.smh.com.au\/politics\/federal\/lift-in-inflation-puts-pressure-on-rba-for-rate-rise-20260128-p5nxjg.html\" rel=\"nofollow noopener\" target=\"_blank\">Economists warned<\/a> that interest rates would, instead, go up.<\/p>\n<p>When buyers and sellers started the year in earnest in February, the monthly auction clearance rate did not reach 70 per cent in either city, and has only fallen since.<\/p>\n<p><img decoding=\"async\" alt=\"The auction clearance rate has fallen below 60 per cent.\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/il\/wp-content\/uploads\/2026\/05\/931c6f2bfe6adb75ba685c6af16337ddad9f8911.jpeg\"  class=\"sc-d34e428-1 ldCIuB\"\/>The auction clearance rate has fallen below 60 per cent.Sitthixay Ditthavong<\/p>\n<p>Back-to-back rate rises in February, March and now May are reducing borrowing capacity, and buyers are <a class=\"inline-link\" href=\"https:\/\/www.smh.com.au\/property\/news\/the-most-amount-of-caution-i-ve-seen-how-home-owners-are-managing-rate-hikes-20260430-p5zsos.html\" rel=\"nofollow noopener\" target=\"_blank\">factoring in the chance of more<\/a>.<\/p>\n<p>Some buyers are concerned about economic fallout of the US-Israel war on Iran, especially higher petrol prices, more expensive mortgages, and the rising cost of living. Investors are awaiting Tuesday\u2019s federal budget for clarity on any changes to property investment tax breaks.<\/p>\n<p>The last time Melbourne\u2019s auction market was weaker was in July 2022. It\u2019s almost the same for Sydney, except for one result in December 2024 \u2013 and December is when buyers turn their minds away from auctions towards the Christmas break.<\/p>\n<p>Related Article<a href=\"https:\/\/www.smh.com.au\/property\/news\/the-most-amount-of-caution-i-ve-seen-how-home-owners-are-managing-rate-hikes-20260430-p5zsos.html\" tabindex=\"-1\" class=\"sc-cba76dee-0 hdiTqm\" rel=\"nofollow noopener\" target=\"_blank\"><img decoding=\"async\" alt=\"Tom Booth at home in Five Dock.\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/il\/wp-content\/uploads\/2026\/05\/225295fad84a01d9d3a9c8e8374b3ea0f7f26227.jpeg\"  class=\"sc-d34e428-1 ioInpc\"\/><\/a><\/p>\n<p>That July was the same quarter as when house prices <a class=\"inline-link\" href=\"https:\/\/www.smh.com.au\/property\/news\/melbourne-house-prices-fall-at-fastest-pace-on-record-20221026-p5bt0h.html\" rel=\"nofollow noopener\" target=\"_blank\">were falling<\/a> at their <a class=\"inline-link\" href=\"https:\/\/www.smh.com.au\/property\/news\/sydney-house-prices-falling-at-fastest-pace-on-record-20221025-p5bsqt.html\" rel=\"nofollow noopener\" target=\"_blank\">fastest pace on record<\/a> as the Reserve Bank, having predicted three years of near-zero rates, was raising rates to crush inflation.<\/p>\n<p>It is clear that home values are falling now \u2013 down 0.6 per cent in April in each of Sydney and Melbourne, on <a class=\"inline-link\" href=\"https:\/\/www.smh.com.au\/property\/news\/thousands-wiped-from-sydney-and-melbourne-house-values-as-rates-and-oil-start-to-bite-20260430-p5zsnd.html\" rel=\"nofollow noopener\" target=\"_blank\">separate figures from Cotality<\/a>. The falls for the last three months total 0.9 per cent and 1.5 per cent respectively.<\/p>\n<p>There\u2019s no suggestion yet that the price downturn will be as sharp as in 2022, though. The auction market is seasonal, and April includes long weekends when scant auctions are scheduled, as well as school holidays.<\/p>\n<p>Economists watch the clearance rate because it gives a timely indication of where prices are likely to head, and has proved broadly reliable in the past. But it is less informative on a long weekend when auction volumes are low.<\/p>\n<p>\u201cApril is always a funny month,\u201d AMP chief economist Dr Shane Oliver said. \u201cSo you\u2019ve got to be a little bit careful about April because of the combination of Easter, school holidays and Anzac [Day].<\/p>\n<p><img decoding=\"async\" alt=\"Some potential buyers have been uncertain.\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/il\/wp-content\/uploads\/2026\/05\/b46bada35473580409ef082f5096fc3be14a6138.jpeg\"  class=\"sc-d34e428-1 ldCIuB\"\/>Some potential buyers have been uncertain.Penny Stephens<\/p>\n<p>\u201cBut it\u2019s still part of the trend which has well and truly been down this year for both cities, and I think it largely reflects the rise in interest rates.\u201d<\/p>\n<p>Oliver notes the affordability problem. He notes more owners have listed their properties for sale.<\/p>\n<p>\u201cIt\u2019s a fairly bleak situation. [But] I don\u2019t know that things are as weak as they were in 2022.\u201d<\/p>\n<p>LJ Hooker head of research Mathew Tiller agrees that, despite the public holidays, there was more uncertainty in the market this April than previous Aprils, given the rising rates and cost of living pressure.<\/p>\n<p>But although there is uncertainty among buyers, he points out that there are still buyers turning up to auction and purchasing, and that there is pent-up demand.<\/p>\n<p>\u201cProperties that are well positioned, well priced and sought after are selling well,\u201d he said.<\/p>\n<p>Individual buyers can be surprised in a downturn to find that their desired property type is still increasing in price. <a class=\"inline-link\" href=\"https:\/\/www.smh.com.au\/property\/news\/the-type-of-home-where-prices-are-falling-most-right-now-20260420-p5zpjy.html\" rel=\"nofollow noopener\" target=\"_blank\">Entry-level<\/a> home values are rising as first home buyers take up the government\u2019s help. The best quality homes are usually sought-after in any market.
