\"Shah Anand Pandit may be a familiar in Bollywood as a producer as he backed films such as Indra Kumar\u2019s 2017 adventure comedy \u2018Total Dhamaal\u2019 and its latest sequel \u2018Dhamaal 4\u2019. But filmmaking is only one part of his business empire. Pandit also runs a luxury real estate venture that counts some of Bollywood\u2019s biggest names, including Shah Rukh Khan, Ajay Devgn and Hrithik Roshan, among its clientele.Pandit entered the luxury property business in the early 2000’s. That debut venture quickly attracted prominent buyers from the film industry. In an interview on Ravi Kewalramani\u2019s podcast, Pandit recalled, \u201cI got very good clients in that project. Hrithik Roshan bought two floors, Rakesh Roshan bought three, and Ajay Devgn also bought a floor. It became an iconic project at that time,\u201dThe business subsequently expanded its footprint across Mumbai\u2019s premium real estate market, with a particularly strong presence among Bollywood personalities. Highlighting the scale of his celebrity clientele, Pandit said, \u201cOur client basket is almost all celebrities. Eighty to 90 percent Bollywood is with us,\u201dAmong the high-profile properties currently associated with Pandit\u2019s business are two residences linked to Shah Rukh Khan.One of them is Mannat, the superstar\u2019s iconic sea-facing bungalow in Bandra Bandstand, which is undergoing extensive renovation. Pandit recently revealed that the work involves expanding the rear section of the property. \u201cWe\u2019re adding a few floors to the back portion of Mannat,\u201d he said.As the work continues at Mannat, Shah Rukh and his family \u2014 Gauri Khan, Aryan Khan, Suhana Khan<\/a> and AbRam Khan \u2014 have reportedly moved into rented luxury duplex apartments at Puja Casa in nearby Pali Hill, Bandra. The property is owned by veteran producer Vashu Bhagnani.Pandit also shared an interesting story about another Shah Rukh Khan property. He had been considering the redevelopment of a building in Mumbai without initially knowing that it held sentimental value for the actor. \u201cWhen we were building it, I didn\u2019t have an idea. Though Shah Rukh sir did tell me about it once, he didn\u2019t mention the name of the building,\u201d recalled Pandit.The revelation came when Pandit was discussing redevelopment opportunities he was pursuing around Carter Road in Bandra. When he mentioned Shree Amrit Society, Shah Rukh immediately recognised the name. The actor told him that the apartment there was the first home he purchased in Mumbai after moving from Delhi and marrying Gauri in 1991.Although Shah Rukh later shifted to Mannat in 2001, he continues to own the apartment, which has since been rented out. Recalling the actor\u2019s reaction, Pandit said, \u201cI should call up the chairperson of the society, and tell them to give the property only to us,\u201dDescribing his own reaction to Shah Rukh\u2019s connection with the property, Pandit added, \u201cHe was very excited about it. My excitement got increased a little bit because of Shah Rukh sir\u2019s apartment. But I loved that place because the size and location of the project are so good,\u201dLike Mannat, Shah Rukh\u2019s first Mumbai residence also enjoys a sea-facing location. The four-bedroom apartment is currently being redeveloped and is expected to be completed by 2027. According to a Hindustan Times report, the redevelopment will increase the property\u2019s area by 155%, taking it to around 2,800 square feet. With the new home reportedly expected to command approximately Rs 1.50 lakh per square foot, its estimated value after redevelopment could touch Rs 42 crore.Meanwhile, work on Mannat is also set for a significant expansion. Shah Rukh has reportedly sought permission to add two floors to the property, which would increase its total built-up area by 616.02 square metres.
