When a far-flung family decided to create a pied-\u00e0-terre in downtown Manhattan where they could all gather, they envisioned something warm and welcoming but with a definite New York state of mind. It also had to be big enough to accommodate their large extended family\u2014parents in their 60s, seven adult siblings, and a growing third generation\u2014no small ask in a city where space is at a premium. The solution was not one apartment but two: a pair of adjacent penthouses in SoHo, connected by a rooftop terrace, with more than 11,000 square feet of living space, five bedrooms, and two kitchens. <\/p>\n

One of the siblings\u2014a 20-something daughter in graduate school in New York\u2014is a design buff who led the project on behalf of her family. She approached Augusta Hoffman, an ELLE Decor A-List designer whose work she had seen in a magazine. Hoffman initially assumed the family would want to remove the dividing wall between the apartments and combine them into one massive home. \u201cBut they were very clear that they wanted to keep them separate,\u201d she says. \u201cAnd as I got to know them, I understood why.\u201d<\/p>\n

While the family loves being together\u2014with over 20 people at their Thanksgiving table\u2014they needed space to do their own thing. \u201cThey wanted each apartment to feel unique but still connected\u2014like two sides of the same story,\u201d says Hoffman, who recently debuted a lighting collection<\/a> with Hudson Valley Lighting. Her style is chic but restrained<\/a> and marked by a sensitivity to how people really live\u2014a strategy that served her well in designing a home meant to hold multiple generations. <\/p>\n

Hoffman created a pair of spaces that mirror each other in subtle ways\u2014travertine and Calacatta Viola marble are repeated in both interiors, while dark and light palettes are inverted from one unit to the other. Separated by a corridor and yet adjacent to each other, the south penthouse is on one level, while the north unit is a duplex. <\/p>\n

In the south penthouse, Hoffman opted for dark and dramatic furnishings that could balance the abundant natural light, such as a chocolate brown sofa and black rug. \u201cSince the family includes many young people, we wanted it to feel polished yet fun and youthful\u2014very SoHo loft,\u201d says Hoffman, who turned a corner of the space into a breakfast nook and workspace.<\/p>\n

The north penthouse has a more formal scheme\u2014from a living room designed for conversation to a powder room with a hand-painted mural and travertine sink. The wood-lined stairwell, original to the 19th century building\u2019s first use as a carriage stable, anchors the otherwise modern space. \u201cWe preserved it,\u201d Hoffman says. \u201cA developer later put in a very industrial staircase, which looked harsh. We installed cane panels to soften it. It\u2019s a trick I often use\u2014adding texture and warmth to balance architectural austerity.\u201d<\/p>\n

But the north penthouse has its lighter moments, too. On the lower level, the game room has a concealed bar, foosball, and space for board games, along with Juliet balconies overlooking SoHo. \u201cIt\u2019s amazing for parties,\u201d Hoffman says. <\/p>\n

Hoffman softened an existing kitchen\u2019s hard edges by adding drapery to the upper cabinets, pendant lighting, and a new travertine countertop. <\/p>\n

Both units have staircases leading up to the roof terrace with its skyline views, which\u2014weather-permitting\u2014is everyone\u2019s favorite place to gather. Now that the design of this family retreat is complete, it is in constant use, with family members dropping in throughout the year from their homes in Los Angeles, Chicago, and beyond. \u201cIt\u2019s basically,\u201d Hoffman says, \u201cthis family\u2019s little boutique hotel.\u201d
