A duplex penthouse overlooking Berlin’s Gendarmenmarkt—with a direct view of the city’s landmark French Cathedral—has come to market asking US$9 million, according to information from Forbes Global Properties. 

The three-bedroom maisonette is one of just nine residential units in a 2001 building that houses the state-owned KfW Bankengruppe at the corner of Charlotenstrasse. The unit faces the French Friedrichstadt Church, a handsome cathedral built in 1701 with an elaborate domed tower that presides over the Gendarmenmarkt, one of Berlin’s most famous public squares. 

“It’s in the center, center, center of Berlin,” said listing agent Simon Bertram of Forbes, who is representing the seller.

The apartment spans 3,700 square feet with a large formal dining room, a welcoming gallery and floor-to-ceiling windows. 

Two large terraces add another 700 square feet of space, with two smaller balconies offering more intimate outdoor space. Finishes include maple parquet floors, stucco walls, marble touches and malachite door handles, according to the listing.

The security is also top notch as it shares a complex with the KfW bank, according to the listing, though there are separate entrances for each. 

The location in Berlin’s commercial center makes this unit stand out, Bertram said. The Berlin Concert Hall is just across the plaza; Museum Island on the Spree River is a short walk in one direction; while the Brandenburg Gate, Parliament House and Chancellor’s office are a 15 minute walk in the other direction.  

As for comparable apartments: “In this price range, there are a few in Berlin, but none of them are located like this is located,” Bertram said.

The seller is based in Hamburg and only used the apartment on occasion, when she visited Berlin, so she is now looking to let it go, according to the agent. The next owners could similarly use it as a pied-a-tiere or as a full-time residence. “It’s a perfect place to live,” he said.  

The seller could not immediately be identified.
