Any adverse effects on adjacent land or the wider environment would either be avoided, mitigated or minimised to an acceptable level and be temporary in nature, the approval said.
The built form of the restaurant will have a high level of architectural quality to ensure an adequately attractive street interface. Landscaping will further assist in integrating the built form of the restaurant and parking areas into the site and surroundings.
Signage was lowered by 3m in the application.
The M pylon signage height was amended from 12m to 9m, considered comparable in height, scale and form to adjacent and nearby signage of other businesses.
The site will be served by two vehicle accesses to New North Rd: one in the northern part and one in the southern part.
A total of 21 car parks are proposed, including two accessible parks, two staff parks, and two grille order parks to allow for customers to move clear of the drive-through lane on occasion where there is a delay in filling a particular order.
Cycle racks are proposed north of the restaurant building. Pedestrian access is off New North Rd.
People in the area said McDonald’s had outlets at Westfield St Lukes, Pt Chevalier and Stoddard Rd, Lynfield and Royal Oak.
The area of Mt Albert chosen had few international offerings apart from Domino’s and Pizza Hut.
Instead, it was dominated by ethnic food outlets, including those serving Asian and Mexican-style foods.
The site where McDonald’s will build has a two-level building, which has offices and retail outlets on it.
A McDonald’s spokesman said: “We are pleased to be progressing with the development of a new restaurant in a commercial area on New North Rd in Mt Albert. We’re hopeful to open within the next 12 months.”
