In March of last year, Hilltop—the 20-acre retreat created by Ford Models founders Eileen and Jerry Ford and reimagined by Hoboken-based J. Patryce Design & Co.—went into contract after asking $5.9 million. That sale highlighted continued interest in turnkey homes on acreage within commuting distance of New York City.

Despite its reputation for large estates, Tewksbury remains a relatively small market. The median listing price was about $997,000 in June, according to Realtor.com, with homes selling for roughly their asking price on average. The township also favored buyers during the month, making estates like By Pond Farm something of an outlier in both scale and price. By Pond Farm is now asking a speck under $4 million with Turpin Realtors/Forbes Global Properties.
