However, Shah Rukh’s house had been under renovation for a while and the actor has currently moved to the Pooja Casa building in Bandra which is owned by Vashu Bhagnani. However, the renovation faced glitches after an appeal was filed against it. Activist Santosh Daundkar filed it and argued that the Maharashtra Coastal Zone Management Authority (MCZMA) had erred in granting CRZ clearance on January 3. But the tribunal rejected the plea, calling it “without force.”. However, as per the latest update, the National Green Tribunal (NGT) dismissed this challenge against the project.

In its order, the NGT clarified that the work is permitted since the property falls under a CRZ-II zone on the landward side of existing structures, making it compliant with the Coastal Regulation Zone Notification, 2019. As per the approved plan, the renovation includes two new upper floors—the 7th and 8th—with a duplex flat and internal staircase. Once complete, the building will comprise two basements, a ground floor, and eight upper floors, rising to 37.54 metres in height.Mannat sits on CTS 859-862 in Bandra H-West and is marked as a residential zone under DP 2034. The project had already received BMC’s approval on November 7, 2024. The tribunal also pointed out that the petitioner’s counsel could not show procedural lapses or produce the 2008 CRZ NOC, raising questions over why the clearance wasn’t challenged earlier.With the legal green light, work on Mannat continues. Gauri Khan had shared an update in a conversation with News18 Showsha a while ago, saying, “Work in my home is currently under progress, and my renovated house should come around in the next one year.”Until the project is finished, Shah Rukh, Gauri, and their children—Aryan, Suhana, and AbRam—are staying in a plush duplex in Pali Hill. The family is said to have leased two high-end apartments at a monthly rent of nearly Rs 24 lakh.The renovation is expected to further enhance Mannat’s grandeur. Already a Bandra landmark, the sea-facing residence is a Grade III heritage property originally built in 1914 as “Villa Vienna.” SRK purchased it in 2001, renaming it Mannat—a word that reflects a heartfelt wish or prayer, and mirrors his own rise in Bollywood.Spread across 27,000 sq. ft., the property combines a stately neo-classical façade with a modern six-storey annexe, and is estimated to be worth about Rs 200 crore, making it one of the most celebrated celebrity homes in India.
