Now, Zillow has put a staggering number to those higher costs: America\u2019s housing market has climbed 57% since 2020, to a record $55 trillion.\n    <\/p>\n<p class=\"paragraph-elevate inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmfbe2nnm000x3b6nmvqt48if@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            That means that in just five years, the US housing market\u2019s value has climbed $20 trillion, <a href=\"https:\/\/www.zillow.com\/research\/housing-market-value-1-trillion-35518\/\" target=\"_blank\" rel=\"nofollow noopener\">according<\/a> to data from the real estate company released Monday.\n    <\/p>\n<p class=\"paragraph-elevate inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmfbfbi9j00103b6ncfz876o7@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            Zillow\u2019s findings highlight a housing market that remains historically expensive, with values climbing even as <a href=\"https:\/\/www.cnn.com\/2025\/08\/28\/economy\/mortgage-rates-federal-reserve-independence-cook\" rel=\"nofollow noopener\" target=\"_blank\">elevated mortgage rates<\/a> sideline would-be buyers and force more sellers to slash asking prices.\n    <\/p>\n<p class=\"paragraph-elevate inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmfbfhla800143b6nc1gyi7nq@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            But the housing market\u2019s gains haven\u2019t been spread evenly in 2025. New York added $216 billion in value over the last year, more than any other state. New Jersey, Illinois and Pennsylvania were close behind.\n    <\/p>\n<p class=\"paragraph-elevate inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmfbfnym2001d3b6nsmml1j1n@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            In contrast, pandemic-era boom states Florida, California and Texas lost billions in their housing markets in 2025. Once magnets for buyers seeking sunshine \u2013 and often looser Covid restrictions \u2013 <a href=\"https:\/\/www.cnn.com\/2025\/08\/19\/economy\/homebuyers-upper-hand-housing-market\" rel=\"nofollow noopener\" target=\"_blank\">demand has started to cool off in these states<\/a>.\n    <\/p>\n<p class=\"paragraph-elevate inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmfbg9uao001s3b6n7793motr@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            Real estate agents in Florida, California and Texas told CNN that inventory is building and that sellers have had to offer price cuts or concessions to entice buyers, who are increasingly reluctant to pay the same elevated prices they may have paid a few years ago.\n    <\/p>\n<p class=\"paragraph-elevate inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmfbgcb2n001v3b6nrd0899z2@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            \u201cReal estate is cyclical, and we\u2019re definitely in a down cycle,\u201d Sharon Ross, a real estate agent in South Florida, recently told CNN. \u201cSellers are getting hit with lower offers, and I\u2019m trying to manage their expectations.\u201d\n    <\/p>\n<p class=\"paragraph-elevate inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmfbfn4r9001b3b6ngcxuk6eg@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            That\u2019s partially due to an explosion in home insurance rates and property taxes, Ross said. Florida, along with California and Texas, is particularly vulnerable to <a href=\"https:\/\/www.cnn.com\/2025\/07\/20\/climate\/summer-of-flooding\" rel=\"nofollow noopener\" target=\"_blank\">worsening natural disasters<\/a> fueled by climate change, and the cost to insure a home has risen precipitously as a result.\n    <\/p>\n<p class=\"paragraph-elevate inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmfbgezgz001y3b6nikdjduj2@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            \u201cI\u2019ve had buyers cancel deals after they got the insurance quote,\u201d Ross said.\n    <\/p>\n<p class=\"paragraph-elevate inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmfbfx3z7001k3b6nkumetof7@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            A <a href=\"https:\/\/mortgagetech.ice.com\/publicdocs\/mortgage\/imt-august-2025-mortgage-monitor-report-5tOa9w225aOC.pdf\" target=\"_blank\" rel=\"nofollow noopener\">report<\/a> last month from financial services company Intercontinental Exchange found that 85% of counties in Florida showed home price declines compared to a year ago. The report also found that prices declined in California, Texas, Colorado and Arizona by more than 3% from post-pandemic highs.\n    <\/p>\n<p class=\"paragraph-elevate inline-placeholder vossi-paragraph\" data-uri=\"cms.cnn.com\/_components\/paragraph\/instances\/cmfbglbo000223b6nok6e8yyo@published\" data-editable=\"text\" data-component-name=\"paragraph\" data-article-gutter=\"true\">\n            But while overall buyer demand has faded, new home construction has helped prop up housing market values in Sun Belt markets, Zillow found. In Texas, more than one-fifth of the market\u2019s value gains since 2020 came from newly built homes, the highest share of any state besides Utah.
