\u201cWe know New Zealand’s net migration loss to Australia has reached a 12-year high, and the majority of those moving have been in the prime tenant demographic \u2013 20-39-year-olds,” Wood said. “While this surge in supply of rental properties presents clear opportunities for renters remaining in New Zealand, it\u2019s also creating a market that landlords and investors will need to navigate carefully.\u201d<\/p>\n

A recent\u00a0Crockers Property Management & Tony Alexander survey<\/a>\u00a0shows a net 43% of landlords now say they are struggling to find suitable tenants \u2013 the highest level on record \u2013 underlining how quickly the balance between supply, demand,\u00a0and tenant quality expectations is shifting.<\/p>\n

Record number of rentals in key regions<\/p>\n

The lift in supply is not confined to the main centres. Several regional markets hit all\u2011time highs for new rental listings in November:<\/p>\n


\n\tHawke\u2019s Bay: up\u00a0176%\u00a0year-on-year to\u00a0127\u00a0new listings
\n\tManawatu\/Whanganui:\u00a032.5%\u00a0increase, with\u00a0363\u00a0new listings
\n\tWaikato:\u00a012.3%\u00a0rise to\u00a0783\u00a0properties
\n\tWairarapa:\u00a052.7%\u00a0jump to\u00a084\u00a0new listings <\/p>\n
