{"id":264378,"date":"2026-02-02T20:32:12","date_gmt":"2026-02-02T20:32:12","guid":{"rendered":"https:\/\/www.newsbeep.com\/nz\/264378\/"},"modified":"2026-02-02T20:32:12","modified_gmt":"2026-02-02T20:32:12","slug":"buyer-spends-over-10m-on-doctors-mansion-plans-to-demolish-the-lot-all-things-property-under-oneroof","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/nz\/264378\/","title":{"rendered":"Buyer spends over $10m on doctor\u2019s mansion, plans to demolish the lot, All things property, under OneRoof"},"content":{"rendered":"<p>&#8211; A neo-Georgian mansion in Mellons Bay sold for over $10m to a developer.<\/p>\n<p>&#8211; The estate will be divided into 500sqm sections for up to 12 townhouses.<\/p>\n<p>&#8211; The sale is the highest in the suburb in three years, says agent Kevin He.<\/p>\n<p>A neo-Georgian mansion in East Auckland is set for demolition after being sold to a local developer for over $10 million.<\/p>\n<p>The trophy home, known as Fowey Lodge, sits on 1.1ha of prime waterfront land on Bleakhouse Road, in Mellons Bay.<\/p>\n<p>The new owner plans to split the estate into 500sqm sections and build up to 12 townhouses on the site.<\/p>\n<p>Barfoot &amp; Thompson agent Kevin He told OneRoof the sale was the highest the suburb had seen in three years.<\/p>\n<p>The property, which comprises several buildings, including the mansion, boasts 23 bedrooms, 11 bathrooms and an RV of $13.75m. Photo \/ Supplied<\/p>\n<p>The vendor is a retired GP in his 90s who had lived in the home with his wife for 60 years. <a href=\"https:\/\/www.oneroof.co.nz\/news\/waterfront-mansion-with-a-charles-dickens-connection-and-a-13-4m-cv-43737\" target=\"_blank\" rel=\"nofollow noopener\">His son had told OneRoof<\/a> that he had bought the estate for 35,000 pounds soon after emigrating to New Zealand.  <\/p>\n<p>He, who took on the listing last year, told OneRoof he was unable to disclose the exact sale price but confirmed it was north of $10m. <\/p>\n<p>He said a developer had shown interest in the property at the end of last year and made an offer which the vendors accepted on Christmas Eve. The deal went unconditional last week.<\/p>\n<p>He said a sale over $10m was a big deal for East Auckland, where the more expensive homes usually fetched between $2m and $3m. \u201cIt was a top price.\u201d<\/p>\n<p>Discover more:<\/p>\n<p><a href=\"https:\/\/www.oneroof.co.nz\/news\/we-have-people-lined-up-to-view-it-takapuna-beach-icon-tipped-to-fetch-over-20m-48858\" target=\"_blank\" rel=\"nofollow noopener\">&#8211; \u2018We have people lined up to view it\u2019 &#8211; Takapuna beach icon tipped to fetch over $20m<\/a><\/p>\n<p><a href=\"https:\/\/www.oneroof.co.nz\/news\/48763\" target=\"_blank\" rel=\"nofollow noopener\">&#8211; Waterfront Takapuna mansion for sale for $30m after blockbuster makeover<\/a><\/p>\n<p><a href=\"https:\/\/www.oneroof.co.nz\/news\/48816\" target=\"_blank\" rel=\"nofollow noopener\">&#8211; Fashion power couple sell their art-filled villa for more than RV<\/a><\/p>\n<p>Only three other properties have broken the $10m mark in Mellons Bay: a 1422sqm waterfront estate on Seymour Road, which <a href=\"https:\/\/www.oneroof.co.nz\/news\/cliff-top-mansion-with-napoleonic-dining-room-sells-for-26-5m-more-than-10m-above-cv-43393\" target=\"_blank\" style=\"background-color: rgb(255, 255, 255);\" rel=\"nofollow noopener\">sold for $26.5m in 2022<\/a>; a trophy home on Bleakhouse Road, which got $21.3m the year before; and a property on Marine Parade, which was snapped up for $14.5m the same year.<\/p>\n<p>Bayleys agent Michael Chi, whose patch includes the East Auckland, said homes in the upper price bracket rarely hit the market. \u201cThere isn\u2019t a lot in the Mellons Bay area for over $5m that\u2019s on the market or about to hit the market.\u201d<\/p>\n<p>Some of the higher-end homes currently on the market in those beach suburbs include a five-bedroom house at <a href=\"https:\/\/www.oneroof.co.nz\/property\/auckland\/mellons-bay\/4-glenoaks-rise\/zuKYu\" target=\"_blank\" rel=\"nofollow noopener\">4 Glenoaks Rise<\/a>, which is expected to sell for around $5m, and an older home on a 888sqm waterfront site at <a href=\"https:\/\/www.oneroof.co.nz\/property\/auckland\/bucklands-beach\/55-the-parade\/01zTX\" target=\"_blank\" rel=\"nofollow noopener\">55 The Parade<\/a>, which has a price indication over $4m.<\/p>\n<p>Chi said those that sold for over $10m were on big chunks of development land or were one-of-a-kind properties, pointing to the Seymour Road estate.<\/p>\n<p><img decoding=\"async\" alt=\"The 1930s neo-Georgian estate on Bleakhouse Road, in Mellons Bay, Auckland, will be replaced with townhouses. Photo \/ Supplied<\/p>\n<p>He pointed to the $26.5m sale of Seymour Road, which he and colleague Angela Rudling had brokered. The clifftop mansion was 1500sqm in size, boasted a library tower, Napoleonic-style dining room and a seven-car garage.
