\u201cWe\u2019re looking forward to bringing more supermarket competition to this growing area and providing additional shopping choices for a community that currently doesn\u2019t have a nearby Woolworths store.<\/p>\n
\u201cThe project is in its early stages, so we can\u2019t yet say when a store might open, but we look forward to sharing further plans once our designs are developed.<\/p>\n
\u201cTW Property are also developing our upcoming Flaxmere store, and together we are consulting with Mana Ahuriri Trust on our preliminary designs. <\/p>\n

The supermarket will be built in a commercial area of the precinct, near the intersection of Westminster Ave and Wharerangi Rd. <\/p>\n

Mana Ahuriri Trust is the main driver behind the vision for the Te Roropipi precinct, and has been working alongside developer TW Property (part of TW Group), retirement company Metlifecare, and iwi-owned national property fund H\u0101pai.<\/p>\n
The land at 42 Wharerangi Rd is redress property under the Ahuriri Hap\u016b Deed of Settlement.<\/p>\n
Metlifecare purchased 6ha of that land off Mana Ahuriri H\u0101pai Limited Partnership last year within the precinct.<\/p>\n
In a major milestone, Metlifecare was granted resource consent this week to build its $140 million new retirement village.<\/p>\n
The retirement village will feature 150 homes\/villas as well as a care home with 20 care suites.<\/p>\n
Construction is expected to begin for the retirement village in September, with the first villas anticipated to be completed in mid-2027.<\/p>\n
\u201cThis is a proud moment for us,\u201d Metlifecare CEO Earl Gasparich said. <\/p>\n

He said it was Metlifecare\u2019s first village for Hawke\u2019s Bay.<\/p>\n

Mana Ahuriri Trust general manager Parris Greening said the vision for the remainder of the Te Roropipi precinct was \u201cto build houses for our wh\u0101nau\u201d.<\/p>\n
\u201cThose who need affordable rentals, those that need community housing, and those who are in a position to buy their own home.\u201d<\/p>\n
He said that would include about 140 homes in total, 28 of which would be kaum\u0101tua housing.<\/p>\n
\u201cIt is going to be a thriving community\u201d.<\/p>\n
Resource consent applications have been lodged with Napier City Council for many of those homes.<\/p>\n
As for the commercial area, Greening said the new supermarket would be the \u201ccornerstone\u201d but there would also be other shops and retail spaces with a focus on wellness.<\/p>\n
\u201cIt is going to be a place where people can walk down to buy their [goods] or walk down to potentially work there, and [it will] service the wider communities of Tamatea and Greenmeadows.\u201d<\/p>\n
A recent Mana Ahuriri Trust newsletter, called Panui, stated a sale agreement with TW Group for the commercial superlot was due to settle in mid-2026.<\/p>\n
