{"id":386488,"date":"2026-04-18T23:22:08","date_gmt":"2026-04-18T23:22:08","guid":{"rendered":"https:\/\/www.newsbeep.com\/nz\/386488\/"},"modified":"2026-04-18T23:22:08","modified_gmt":"2026-04-18T23:22:08","slug":"te-anau-on-the-up-population-growth-reshaping-fiordland-gateway","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/nz\/386488\/","title":{"rendered":"Te Anau on the up: Population growth reshaping Fiordland gateway"},"content":{"rendered":"<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">That steady flow of visitors has also underpinned a growing hospitality scene, anchored by restaurants and bars that cater to both tourism operators and international travellers, including award-winning venues such as <a href=\"https:\/\/www.nzherald.co.nz\/nz\/on-the-up-the-fat-duck-pub-in-te-anau-how-it-became-nzs-best\/64BUQBTN65CLHM7CEZTV7L72EQ\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.nzherald.co.nz\/nz\/on-the-up-the-fat-duck-pub-in-te-anau-how-it-became-nzs-best\/64BUQBTN65CLHM7CEZTV7L72EQ\/\">The Fat Duck Te Anau.<\/a><\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Stats NZ data shows Te Anau\u2019s population has climbed from about 1870 in 1996 to an estimated 2920 in 2025, an increase of roughly 56%, with much of that growth accelerating in the past decade.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">By comparison, its nearest city, Invercargill, has grown only modestly over the same period, from about 54,200 to 58,000, up around 7%, while fellow Southland centre Gore has remained largely flat, slipping slightly from around 8460 to 8310, a decline of roughly 2%.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Nationally, New Zealand\u2019s population has grown by roughly 40\u201342% over the same period, meaning Te Anau\u2019s growth has significantly outpaced the national average.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">On the ground in Te Anau, that shift is being felt across the board, from builders and real estate agents to tourism operators and local officials.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Fiordland Homes co-director Brad Foote said demand remained strong, particularly from out-of-town buyers.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cQuite a lot of out-of-town interest, and people building holiday homes. Photo \/ Ben Tomsett<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">First-home buyers made up a smaller slice of the market, he reckoned, amounting to about 15\u201320% of clients.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Meanwhile, activity in new subdivisions had been brisk. <\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">In the Luxmore development, Fiordland Homes has six houses underway in stage one, with the first recently completed.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Across the town, sections and homes are moving quickly.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cAnything that goes on the market, it\u2019s sold pretty quickly,\u201d Foote said.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cEvery builder in town has got a few jobs up and coming \u2026 there\u2019s still a lot of demand.\u201d<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">PGG Wrightson Property agent Sandra Macnamara, who is handling sales in the Luxmore subdivision, said stage one had effectively sold out, with strong interest continuing into stage two.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cEverybody wants a piece of Te Anau.\u201d<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Most buyers were local or from elsewhere in Southland, though some out-of-town interest remained. <\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Sections in the development have ranged roughly from the low $200,000s to around $300,000, depending on size and location.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cIt\u2019s still very much a grassroots country town,\u201d Macnamara said.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Remaining sections in Luxmore were either under contract or on hold, and early demand was already flowing into stage two.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cSome of those sections backing onto the reserve have already sold,\u201d she said.<\/p>\n<p><img  alt=\"The Luxmore Development on the eastern edge of Te Anau, where multiple stages of new housing sections have been sold or placed under contract amid strong demand. Photo \/ Ben Tomsett<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Most buyers had been local or from elsewhere in Southland, though there had also been a recent lift in first-home buyers entering the market.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Nearby, activity is also picking up in smaller developments, including the Lancewood subdivision in Manap\u014duri, where 16 of 33 sections across its first two stages have sold and others are under contract, with sections starting from about $200,000.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Property values in Te Anau remain significantly lower than in Queenstown and W\u0101naka, which agents say is a key driver of demand, according to OneRoof. <\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Foote estimated as many as three-quarters of new builds were tied in some way to short-term accommodation.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cProbably about 75% of the houses are all to do with that \u2026 people building whole houses, investment properties for Airbnb,\u201d he said.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">That trend is creating pressure elsewhere in the market, particularly for workers.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Kate Norris, co-owner of Fiordland Trips and Tramps, said the lack of long-term rental options had become a major challenge for employers.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cSince Covid, basically, there\u2019s not a lot of choice.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cYou need all your staff in the summer, and there\u2019s just not the housing stock.\u201d<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Businesses had increasingly been forced to step in.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cFor the last probably 18 months \u2026 employers have had to seriously look at how they can provide accommodation for staff,\u201d she said.<\/p>\n<p><img  alt=\"Homes in Te Anau, where strong population growth and tourism demand have contributed to ongoing pressure across the local property market. Photo \/ Ben Tomsett<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cIf you want to have the staff, you actually need [to provide housing].\u201d<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Some had begun buying homes specifically for workers, while others relied on informal networks or short-term solutions.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cIt certainly is attractive if you can offer a place and [it] encourages them to come back for a few seasons.\u201d<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">At the same time, she said, the rise of Airbnb-style accommodation had reduced the pool of long-term rentals.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cThere\u2019s been a lot of investment in property \u2026 and that has been mostly put into Airbnb stock, rather than renting it out to locals.\u201d<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">While she stressed she had \u201cnothing against Airbnbs\u201d, Norris believed the lack of regulation was an issue.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cThere\u2019s just no regulation \u2026 it\u2019s out of control.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cThere needs to be something to even out whether people want to make it more of an even playing field for longer-term rentals and short-term rentals.\u201d<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">That growth is now being formalised, with a draft Te Anau Basin Development Plan identifying priorities including town centre revitalisation, expanded housing, new visitor accommodation, and broader tourism and business diversification.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">At the same time, investment is beginning to show on the ground, with lakefront upgrades in planning, a major redevelopment of Lions Park into a destination playground, and improvements to boating infrastructure at Te Anau Downs and Lake Manap\u014duri.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Work is also underway to improve the commercial viability of Te Anau Airport Manap\u014duri, with officials exploring new revenue streams and future development opportunities.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">More broadly, tourism growth is being actively driven, with increased international marketing and industry engagement helping bring more visitors into Fiordland.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Fiordland Community Board chairwoman Diane Holmes described the town\u2019s growth as steady but noticeable.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cCompared to ourselves in previous years, it\u2019s really steady \u2026 reasonably rapid growth by our standards.\u201d<\/p>\n<p><img  alt=\"Lake Te Anau, as seen from The Kepler Track. Photo \/ Getty Images \/ iStockphoto<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">The current pace was allowing authorities to plan, rather than react.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cIt\u2019s enabling us to actually get infrastructure in place before things get too big too fast, like Queenstown did.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cEverybody wants to come to town now, and no one wants to leave. Why would you?\u201d<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">While housing pressures had been more acute in previous years, Holmes believed the situation had stabilised somewhat, with fewer reports of acute shortages.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cIt seems a lot more settled from my perspective.\u201d<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">While some residents said there was an expectation that Te Anau was on the brink of a boom, Macnamara said she did not see it becoming the next W\u0101naka or Queenstown.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cWe won\u2019t &#8211; we don\u2019t have a ski field.\u201d<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Ben Tomsett is a multimedia journalist based in Dunedin.
