{"id":387197,"date":"2026-04-19T12:01:32","date_gmt":"2026-04-19T12:01:32","guid":{"rendered":"https:\/\/www.newsbeep.com\/nz\/387197\/"},"modified":"2026-04-19T12:01:32","modified_gmt":"2026-04-19T12:01:32","slug":"dream-beach-house-tipped-to-break-price-record-all-things-property-under-oneroof","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/nz\/387197\/","title":{"rendered":"Dream beach house tipped to break price record, All things property, under OneRoof"},"content":{"rendered":"<p>&#8211; Simon and Julie Pearson\u2019s Cape Cod-style home at 8 Musick Point Road is for sale after 26 years.<\/p>\n<p>&#8211; The property, featuring three pavilions and a heated pool, is expected to set a local record.<\/p>\n<p>&#8211; NZ Sotheby\u2019s agent Ross Hawkins aims to surpass the $7.6m neighbourhood record with this \u201cabsolute standout\u201d home.<\/p>\n<p>East Auckland locals all know the boathouse-style black house at the far end of Bucklands Beach.<\/p>\n<p>Many have ogled it from the ferry, while others have admired it on the way to the beach or golf course. <\/p>\n<p>Some have even gone as far as to put a note in the letterbox, asking the owners to get in touch if they ever wanted to sell.<\/p>\n<p>For 26 years, <a href=\"https:\/\/www.oneroof.co.nz\/property\/auckland\/bucklands-beach\/8-musick-point-road\/fOKy3\" target=\"_blank\" rel=\"nofollow noopener\">8 Musick Point Road<\/a> has been Simon and Julie Pearson\u2019s dream home. Until now, selling was never an option \u2013 they believed nothing else in East Auckland could compare.<\/p>\n<p>Their five-bedroom Cape Cod-style home is one of six beachfront properties at the tip of the peninsula closest to Musick Point.<\/p>\n<p><img decoding=\"async\" alt=\"The beachfront home at 8 Musick Point Road is for sale for the first time after 26 years. Photo \/ Supplied<\/p>\n<p>The enclave is arguably one of East Auckland\u2019s tightest held pockets, and the Pearsons\u2019 home is tipped to set records in the beach suburb.<\/p>\n<p>The couple bought the land in 1999. Back then, it was occupied by a modest blue bach.<\/p>\n<p>Simon told OneRoof: \u201cWe lived in the little cottage here for years while we did all the research and everything, got our ducks in a row and found a good builder and a good architect \u2013 Frans [Kamermans] was fantastic \u2013 and then went from there.\u201d<\/p>\n<p>Simon collected information about kitchens, bathrooms, foyers and summer rooms and put it in a folder with a videotape of things he\u2019d seen on TV to give Kamermans a steer.<\/p>\n<p>The award-winning architect accepted their challenge and managed to execute most of the couple\u2019s design ideas. \u201cHe was pretty clever,\u201d Simon told OneRoof.<\/p>\n<p>Discover more:<\/p>\n<p><a href=\"https:\/\/www.oneroof.co.nz\/news\/90s-tv-stars-sad-end-gardening-gurus-quarter-acre-paradise-overgrown-house-for-sale-49310\" target=\"_blank\" rel=\"nofollow noopener\">&#8211; 90s TV star\u2019s sad end: Gardening guru\u2019s Quarter Acre Paradise overgrown, house for sale<\/a><\/p>\n<p><a href=\"https:\/\/www.oneroof.co.nz\/news\/49305\" target=\"_blank\" rel=\"nofollow noopener\">&#8211; Multi-million-dollar home in exclusive golf suburb attracts interest from Dubai<\/a><\/p>\n<p><a href=\"https:\/\/www.oneroof.co.nz\/news\/49278\" target=\"_blank\" rel=\"nofollow noopener\">&#8211; Rate warning and Iran ceasefire: What&#8217;s the impact on Kiwi house prices?<\/a><\/p>\n<p>The build took two years and was completed in 2004.<\/p>\n<p>Simon said they wanted the house to be \u201cbullet-proof\u201d and chose the hardest-wearing materials they could find, including linear cladding, brass gutters and stainless-steel fittings. \u201cWe went as top of the line as we could.\u201d<\/p>\n<p>The home is made up of three pavilions: the front one houses the kitchen, main living room, the master bedroom and the study; the middle pavilion holds the other four bedrooms and a second upstairs living area with direct access to the pool, a laundry and large carpeted three door garage; and the third pavilion houses the boatshed, a bunk room and a gym. Outside, there\u2019s a heated pool and outdoor shower.<\/p>\n<p>Simon spent a lot of time collecting various timbers from auctions around Auckland to use in the build, including macrocarpa, redwood, Fijian kauri, pohutukawa and oak. Photo \/ Supplied<\/p>\n<p>Simon said the home was very special to him and his family, but the time had come to downsize, now that the couple\u2019s children had left home.<\/p>\n<p>\u201cIt\u2019s just time to give it to a family. We don\u2019t even go out into the kids\u2019 wing anymore. We don\u2019t use it as it should be used,\u201d he said.<\/p>\n<p>\u201cWe\u2019ve been very lucky. We\u2019ve loved it. We just hope it goes to someone who looks after it like we have.\u201d<\/p>\n<p>New Zealand Sotheby\u2019s International Realty agent Ross Hawkins said the property was an \u201cabsolute standout\u201d and deserved to surpass the neighbourhood record of $7.6m, which is currently held by a neighbouring property.<\/p>\n<p>\u201cWe would be aiming to break the local record for sure,\u201d he said. \u201cThe design and quality of it, and how well it has been maintained, set it apart.\u201d<\/p>\n<p>A house in neighbouring Macleans Road was <a href=\"https:\/\/www.oneroof.co.nz\/news\/mega-mansion-sells-for-nearly-17m-in-just-seven-days-47294\" target=\"_blank\" rel=\"nofollow noopener\">sold last year for $10.8m<\/a>, but was classed as a land sale, with the buyer looking to develop the site, not live in the brick residence.<\/p>\n<p><img decoding=\"async\" alt=\"The beachfront home at 8 Musick Point Road is for sale for the first time after 26 years. Photo \/ Supplied<\/p>\n<p>Hawkins said someone would be getting incredible buying because the same property in Herne Bay or Takapuna Beach, with the same direct access to water, would be \u201cfar, far higher\u201d and likely fetch around $20m.<\/p>\n<p>\u201cFor people who want the beach house and want to be in the city, this does both jobs.\u201d<\/p>\n<p>Hawkins said interest so far had been from families already living in the area who were looking to upgrade and be in zone for Macleans College.<\/p>\n<p>Hawkins said it was easy to see why homes in this spot were so tightly held.<\/p>\n<p>The last sale in the exclusive cluster was in 2021 \u2013 a whole 10 years after the last home to sell there.<\/p>\n<p>By chance, another home on the peninsula is up for grabs at the same time. <a href=\"https:\/\/www.oneroof.co.nz\/property\/auckland\/bucklands-beach\/10-musick-point-road\/HgYDi\" target=\"_blank\" rel=\"nofollow noopener\">10 Musick Point Road<\/a> boasts direct beach access and unblocked sea views and comprises two dwellings with a total of eight bedrooms. <\/p>\n<p>The 1366sqm property has been on the market since June 2004, and according to the Ray White listing, the vendor is \u201chighly motivated\u201d to sell.<\/p>\n<p>\u201cThe vendor has owned this property since September 1984. The beach is outside the house. The sea view is amazing. There\u2019s only one neighbour,\u201d listing agent John Wang told OneRoof.<\/p>\n<p>\u201cSuch a lifestyle offers many options: renovate and use it as an Airbnb, develop several properties, or build one large house to enjoy the beachfront life, or build two properties: one for living and the other for rental.\u201d<\/p>\n<p>The vendor, Heather Lamb, said the spot was an \u201camazing place to live, with your boat at the bottom of the garden, always full of friends and family. My children and grandchildren all lived in the front house. No problems for more than 40 years. Never flooded.\u201d<\/p>\n<p>She said she was 86 and wanted to live with her friends in their hotel in the Philippines. \u201cI am going to give it a go. Life is short. How long do I have?
