A tenant has been ordered to pay more than $9000 to his landlord after he left dog poo and six trailer-loads of rubbish at the Dunedin property.<\/p>\n
Cody Mcauliffe was hauled before the Tenancy Tribunal last month for leaving his home in The Glen in such a state the house was unrentable.<\/p>\n
The tribunal heard that Mcauliffe\u2019s tenancy was terminated in November.<\/p>\n
All of the downpipes had been removed from the property in what was “clearly intentional damage”, the decision said.<\/p>\n
“It also included the six trailer-loads of rubbish to the refuse centre, and cleaning up of dog excrement.”<\/p>\n
The tenant had removed the wall linings and did not follow through on his promise to repaint the walls.<\/p>\n
A fire that was lit outside the property had caused significant damage.<\/p>\n
A raft of other issues requiring attention were identified, including items left on the roof, holes in walls, a broken toilet seat and cistern, windows that needed replacing and makeshift fencing which had to be removed.<\/p>\n
The tribunal deemed the damage was “more than fair wear and tear” and awarded the landlord four weeks\u2019 rent, given the work required before the house could be re-leased.<\/p>\n
All of the landlord\u2019s claims for damage were successful and the tribunal ordered $11,622 to be paid to Titiroa Trust.<\/p>\n
Because the landlord retained the $2120 bond, Mcauliffe owed them $9502.<\/p>\n
